Maintenance Technician — Residential Property Management
Gainesville, GA | Full-Time | $20.00 – $28.00/hour (depending on experience and certifications)
We're a Gainesville-based property management company, in business since 1993, managing 600+ residential, HOA, and commercial properties across Northeast Georgia. We're hiring a full-time Maintenance Technician to handle service calls and turns, primarily on single-family and multi-family homes.
What you'll do
- Diagnose and repair plumbing, electrical, appliance, and HVAC issues at occupied rental homes
- Complete unit turns: punch-list repairs, drywall patching, painting, fixture replacement
- Handle work orders start to finish — documenting the work and communicating status through our software (AppFolio) from a company phone or tablet
- Coordinate with vendors on jobs outside your scope
- Rotate through after-hours emergency on-call, split evenly across the maintenance team
What we're looking for
- 2+ years hands-on maintenance experience (property management, facilities, or trades)
- Working knowledge across multiple trades — you don't need to be a master of all of them, but you should be able to walk into an unfamiliar problem and figure it out
- Comfortable with a smartphone or tablet for work orders, photos, and time tracking
- Clear communicator — you'll be talking directly to tenants and owners
- Valid Georgia driver's license, insurable driving record, and ability to pass a background check
Pays more
- EPA 608 certification
- HVAC, electrical, or plumbing licensure
- Appliance repair experience
- Bilingual (English/Spanish)
