We are seeking a Commercial Project Manager- Exteriors to oversee commercial roofing and exterior construction projects from preconstruction handoff through final completion.
This position is an excellent opportunity for a Junior Superintendent, Assistant Superintendent, Project Engineer, or Assistant Project Manager currently working for a commercial General Contractor who is ready to take the next step in their career and assume greater ownership of projects.
The ideal candidate understands how commercial construction projects operate, knows how to coordinate subcontractors and schedules, can read construction drawings and specifications, and is comfortable communicating with general contractors, owners, vendors, and field crews.
While previous roofing or exterior construction experience is beneficial, commercial GC experience and strong construction fundamentals are more important. We are prepared to teach the technical details of commercial roofing and exterior systems to the right candidate.
What You'll Own
As a Commercial Project Manager, you will be responsible for the successful execution of assigned projects, including safety, schedule, quality, customer communication, documentation, and financial performance.
You will serve as the primary point of coordination between our customers, field teams, subcontractors, suppliers, and internal operations team.
Your responsibilities will include:
- Manage commercial exterior projects from project handoff through closeout.
- Review contracts, scopes of work, drawings, specifications, submittals, and project requirements.
- Develop and maintain project schedules in coordination with general contractors, customers, field leadership, and suppliers.
- Coordinate manpower, subcontractors, materials, equipment, deliveries, and site logistics.
- Attend project kickoff meetings, progress meetings, and coordination meetings.
- Maintain proactive communication with General Contractors, owners, architects, consultants, vendors, and internal team members.
- Identify potential schedule, scope, constructability, and coordination issues before they impact the project.
- Work closely with field leadership to ensure crews have the information, materials, equipment, and resources necessary to perform successfully.
- Monitor project progress and ensure work is completed according to plans, specifications, manufacturer requirements, and company quality standards.
- Manage RFIs, submittals, change orders, documentation, and project correspondence.
- Track project costs, committed expenses, change orders, and overall job profitability.
- Review labor and production performance against project budgets.
- Assist with billing, forecasting, and project financial reporting.
- Conduct site visits to verify progress, quality, safety, and coordination.
- Maintain strong relationships with customers throughout the project.
- Lead project closeout, including punch lists, warranties, documentation, and final completion.
- Ensure projects are delivered safely, on schedule, within budget, and at the quality level our customers expect.
What We're Looking For
We are particularly interested in candidates who have developed their construction foundation within a commercial General Contractor environment and are ready for increased project ownership.
Preferred Background
- 2–5+ years of commercial construction experience.
- Current or previous experience as a Junior Superintendent, Assistant Superintendent, Project Engineer, Assistant Project Manager, or similar commercial construction role.
- Experience coordinating subcontractors, field activities, schedules, and project documentation.
- Ability to read and understand commercial construction drawings, specifications, details, and scopes of work.
- Understanding of commercial construction sequencing and jobsite operations.
- Experience working with General Contractors, subcontractors, architects, engineers, owners, and suppliers.
- Strong organizational and time-management skills.
- Strong written and verbal communication skills.
- Comfortable working both in the office and on active commercial construction sites.
- Ability to manage multiple priorities and solve problems in a fast-moving construction environment.
- Working knowledge of construction management software and standard business applications.
Commercial roofing, sheet metal, wall panels, waterproofing, or other exterior-envelope experience is a plus, but is not required for a candidate with strong commercial construction experience and the ability to learn quickly.
The Person Who Will Thrive in This Role
You may be a strong fit if you're currently working for a commercial GC and have reached the point where you're ready for more ownership.
You've spent time in the field learning how successful commercial projects actually get built. You understand schedules, subcontractor coordination, jobsite logistics, safety, quality, and the importance of keeping commitments to customers.
Now you're looking for the opportunity to move beyond simply coordinating one portion of a larger project.
You want to own projects.
You want exposure to both the operational and financial sides of construction. You want to build relationships directly with customers. You want your decisions to have a visible impact on project performance.
And you want an organization where strong performance can lead to significantly greater responsibility over time.
What You'll Learn
You do not need to arrive as an expert in commercial roofing or exterior systems.
We will help the right candidate develop expertise in areas such as:
- Commercial roofing systems
- Architectural sheet metal
- Wall panels and exterior cladding
- Waterproofing and building-envelope systems
- Manufacturer requirements and warranties
- Exterior construction estimating and production
- Project financial management
- Change-order management
- Customer and General Contractor relationship management
Your commercial construction foundation provides the starting point. Our goal is to develop you into a highly capable Commercial Exteriors Project Manager.
How Success Will Be Measured
Successful Project Managers consistently deliver results across four areas:
Safety — Projects are operated with a strong commitment to safe work practices and jobsite expectations.
Customer Experience — General Contractors, owners, and project partners receive proactive communication, dependable follow-through, and professional project management.

Financial Performance — Project costs, production, change orders, billing, and profitability are actively managed throughout the life of the project.
Career Opportunity
This role is designed for someone who wants to build a long-term career in commercial construction.
A successful Project Manager can grow into opportunities such as:
Senior Project Manager → Operations Manager → Branch/Market Leadership
For someone coming from a Junior Superintendent or Assistant Superintendent position, this role provides an opportunity to take the construction knowledge you've already developed and expand it into full project ownership, financial responsibility, customer management, and leadership.
