With direct focus on multifamily, retail and commercial assets in the New York City region, CUR is an organization that combines institutional infrastructure and an entrepreneurial culture to navigate the constantly evolving and highly sophisticated markets. CUR’s principals combined have 30 plus years of experience in acquiring, operating and managing real estate. In that time its principals have completed in excess of $1 Billion in transactions.
THE OPPORTUNITY
Leading real estate firm in New York City, specializing in commercial and residential/commercial property management, development, and investment seeks to fill a senior accounting role. Previous project management experience also preferred but not required.
RESPONSIBILITIES
Accounting
- Prepare and send timely recurring investor and lender reporting, including balance sheets, income statements, and statements of cash flow.
- Ensure accuracy and completeness of all financial reports.
- Bookkeeping – ensure all bank activity is recorded
- Reconciliation of bank accounts at month end
- Close books at month end and review for accuracy to be free of material misstatements or omissions.
- Maintain equity schedules, prepare capital calls and distributions.
- Ensure timely debt service payments. Maintain debt schedules, keeping up to date records of payments due, holdbacks drawn, and escrow and reserve balances
- Assist in closings for acquisitions, loans, refinances, and dispositions including the preparation of sources and uses.
- Provide tax accountants necessary information to prepare and file or extend federal, state, and local tax returns by due dates.
- Maintain comprehensive list of entities, monitor filing compliance
- Distribute K1s to investors.
- Record journal entries provided by tax accountant to conform to their trial balances.
Project Management (Previous experience preferred but not required)
- Budget and Cost Management: develop and manage project budgets, review invoices and adherence to contract values, change orders, and contract amendments.
- Reporting: Prepare monthly and quarterly project reporting for lenders and investors.
- Loan Compliance: Monitor compliance with loan covenants and deliverables.
- Loan Draws: Review requisitions for accuracy and proper billing; coordinate bank walks; prepare and submit owner draws; manage lender funding process; ensure lender advances are made from proper funding sources; ensure debt service payments use proper funding sources.
- Cash Disbursements: Maintain records of invoices, ensure proper billing, and inclusion in loan draws and subsequent payment after funding.
- Reconcile Requisitions to Books: ensure proper tracking and coding of job costs; reconciling loan draws to books.
QUALIFICATIONS
- Ideal candidate has at least 3 years of experience in real estate accounting and/or project management, preferably in NYC.
- Experience working with a New York City real estate owner/developer/investor.
- Bachelor’s degree (BA/BS) from 4-year college or university.
- Proficient in Microsoft Office (Excel, Word, PowerPoint) and Google Drive.
- Knowledge of Procore, Argus, CoStar, Buildium, Appfolio, Quickbooks, and Yardi a plus.
- Strong verbal and written communication skills.
- Must be organized, detail oriented, analytical, and a self-starter.
