Job Summary:
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property that meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. It is the Maintenance Technicians duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems.
Essential Responsibilities:
- Diagnoses and performs minor or routine maintenance or repair involving the following on a daily basis.
a. A/C and heating systems
b. Electrical and plumbing (including water lines)
c. Appliances (when applicable)
d. Water irrigation systems
e. Stairs, gates, fences, patios, railings
f. Tile, carpet, flooring
g. Interior/exterior lights
h. Fireplaces, ceiling fans
i. Gas fixtures and appliances (where applicable)
j. Shutters, doors, cabinets, windows, sliding glass doors
k. Boiler, gas and electric
l. Door locks, P.O. boxes and locks
m. Security systems (where applicable)
n. Ceiling leaks
o. Walls
p. Pool areas, tile, pool furniture
- Roof access may be required for (1) service and replacement of AC units on roofs or (2) inspection, investigation, or assessment of roof conditions prior to the actual beginning of work or after all construction is complete.
- Ensures that all make-ready repairs and services are completed correctly and on schedule.
- Reports all major repairs and requisitions to Community Manager prior to any expenditure of funds.
- Changes locks and makes keys.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Moves abandoned furniture, appliances, etc., to dumpster when necessary.
- Completes assigned work orders generated from resident requests for service within 24 hours, if possible, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the Community Manager about re-ordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways, and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- May periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required
Preventive Maintenance/Safety:
- Responsible for the accurate completion, maintenance and staff training for all required property logs. This includes: Refrigerant logs for each specific type of refrigerant used and recovered
o Pool logs
o Boiler logs
o Exterior Light Inspections
o Preventative maintenance
- Responsible for ensuring all A/C units and refrigerant are handled in compliance with EPA requirements and tools and equipment remain on property and are maintained in proper working order at all times. This includes: individual units, recovery machine, vacuum pump, scales, gauges, recovery cylinders, etc.
- Assists Community Manager in conducting the required semi-annual Property Inspections and Safety Meetings, maintains and communicates HAZCOM standards. Keeps MSDS binder current and readily accessible. Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
- Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions, i.e., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
- Maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
- Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition.

Employees are responsible for keeping up with their personal tools. Clearly mark name on personal tools and inventory them daily.

Physical Demands:
Constant need (67% to 100% of the time) to be on feet.
Have constant need (67% to 100% of the time) to perform the following physical activities:
- Bend/Stoop/Squat: Perform routine maintenance/repairs, pick up tools and needed equipment
- Climb Stairs: Service requests, make-ready needs for 2nd and 3rd floor apartments
- Push or Pull: Move equipment, appliances, open and close doors
- Reach Above Shoulder: Perform routine maintenance/repairs, stock and remove equipment, parts
- Climb Ladder: Perform routine maintenance/repairs
- Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance repairs requests
NOTE: Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, a/c units, abandoned furniture, etc.
Driving Requirements:
Frequent need (34% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotation “on call” status may occasionally require expedient travel to assigned property at moments notice.
Must have valid driver’s license and automobile insurance.
Required Licenses or Certifications:
· Persons must have EPA certifications Type I and II or Universal for refrigerant recycling
· Persons must have all certifications as required by State and Local
· Persons must have valid driver’s license to operate a golf cart on property
Knowledge, Skills, Abilities:
· Persons must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices
· Demonstrated ability to apply principles of logical thinking to define and correct problems
· Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
· Demonstrated ability to read, write, and communicate effectively to represent company management in a support capacity, act as first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies.
· High School diploma, GED, or related experience and/or training
