MiddleTown Property Group is building a high-performing Leasing Operations Division focused on creating exceptional communities, delivering outstanding resident experiences, and achieving industry-leading occupancy. Position Summary
The Property Operations Manager is responsible for the daily operations and overall performance of an assigned portfolio of apartment communities. This role combines property management, leasing, resident relations, and operational leadership to maximize occupancy, deliver exceptional customer service, and improve the financial performance of the portfolio.
This is not a traditional property management position. We're looking for someone who enjoys working with people, thrives in a fast-paced environment, and takes pride in helping communities succeed.
What You'll Do
Property Operations
- Manage the daily operations of an assigned portfolio of apartment communities.
- Coordinate with Maintenance to ensure apartments are turned quickly and ready for new residents.
- Conduct move-out inspections and final rent-ready walk-throughs.
- Maintain the appearance, cleanliness, and curb appeal of assigned properties.
- Coordinate vendors and contractors as needed.
Leasing & Resident Relations
- Conduct apartment tours and assist prospective residents throughout the leasing process.
- Personally generate new leases.
- Build strong relationships with current and prospective residents.
- Support lease renewals and resident retention initiatives.
- Respond promptly and professionally to resident questions and concerns.
Portfolio Performance
- Monitor occupancy and vacancy trends.
- Develop strategies to reduce vacancy days and improve occupancy.
- Collaborate with the Director of Leasing, Leasing Specialists, Operations Coordinator, and Maintenance Team to maximize portfolio performance.
- Identify opportunities to improve operational efficiency and the resident experience.
Leadership
- Take ownership of assigned communities.
- Communicate effectively with residents, teammates, and leadership.
- Promote teamwork, accountability, and professionalism.
- Support company initiatives and continuous improvement efforts.
What We're Looking For
- Previous property management, apartment management, leasing, hospitality, or customer service experience preferred.
- Strong communication and interpersonal skills.
- Excellent organizational and time management abilities.
- Ability to prioritize multiple responsibilities in a fast-paced environment.
- Comfortable using computers and property management software.
- Valid driver's license and reliable transportation.
- Willingness to work occasional evenings or weekends as business needs require.
