Job Summary
Kirch Property Management & Sales is seeking a skilled, reliable, and efficient Maintenance Technician / Carpenter to join our team for a large multi-family property portfolio in Mahomet. This is a full-time, 1099 independent contractor position where you are paid on a per-job/per-task basis.
We are looking for a true professional who takes pride in high-quality craftsmanship, works efficiently without cutting corners, and can handle everything from rough carpentry and unit turns to everyday property maintenance. A standardized price sheet detailing the payouts for specific tasks and projects will be provided and discussed during the in-person interview.
Key Responsibilities
Carpentry & Renovation
- Perform framing, drywall repairs, hanging doors, installing trim, molding, and baseboards.
- Repair or replace subflooring, joists, and structural wood components as needed.
- Install cabinetry, countertops, and finish carpentry during unit updates and turns.
- Ensure all structural and cosmetic carpentry work meets professional standards and building codes.
General Property Maintenance
- Handle a wide variety of maintenance tasks during fast-paced unit turns (plumbing fixtures, light electrical swaps, hardware installation).
- Diagnose and resolve property maintenance issues efficiently.
- Ensure all work areas are kept safe, clean, and orderly during and after projects.
Qualifications & Requirements
- Proven experience in rough and finish carpentry, residential remodeling, or property maintenance.
- Must have your own reliable truck or van and a complete set of standard hand and power tools.
- Ability to work independently, manage your time effectively, and complete jobs on schedule.
- Strong problem-solving skills and a sharp eye for detail.
- Must be able to provide a W-9 and proof of liability insurance (or be willing to obtain it).
Compensation & Contract Structure
- Employment Type: 1099 Independent Contractor (Full-time volume available).
- Payment Structure: Paid by the job/task.
- Price Sheet: A comprehensive, pre-priced sheet detailing payouts for specific projects, unit turns, and maintenance repairs will be made available to qualified candidates during the in-person interview.
