- Lead the preconstruction process from initial pursuit through project handoff, ensuring alignment with client objectives, budget, and schedule.
- Prepare detailed conceptual and competitive cost estimates using historical data, quantity takeoffs, and market pricing.
- Develop and manage project budgets, value engineering initiatives, and cost-saving strategies without compromising quality or performance.
- Coordinate constructability reviews and collaborate with architects, engineers, and consultants to optimize design and project execution.
- Solicit, evaluate, and negotiate subcontractor and supplier pricing to develop accurate and competitive bid proposals.
- Prepare bid packages, scopes of work, and procurement strategies while identifying project risks and mitigation opportunities.
- Develop preliminary project schedules, logistics plans, and phasing strategies to support successful project planning and execution.
- Facilitate a seamless transition from preconstruction to operations by providing complete project documentation, budgets, schedules, and scope alignment to the project management team.
