Maintenance Technician
Lakeview Village is seeking a reliable, proactive, and motivated Maintenance Technician to help maintain our manufactured home community in Citrus Heights, CA 95621. This position is responsible for maintaining the grounds, facilities, and infrastructure of the property while helping provide a clean, safe, and welcoming environment for residents and guests.

Position Summary
The Maintenance Technician performs a wide variety of landscaping, maintenance, repair, and facility upkeep duties throughout the community. Responsibilities include landscape maintenance, building repairs, plumbing repairs, fence and retaining wall repairs, equipment operation, and general property maintenance. The ideal candidate enjoys hands-on work, takes pride in maintaining attractive grounds, and can safely perform work in a fast-paced outdoor environment.
Essential Duties & Responsibilities
Grounds & Landscape Maintenance
- Perform landscape maintenance, including mowing, trimming, edging, pruning, weeding, gardening, and general grounds upkeep.
- Trim trees and shrubs to maintain the appearance and safety of the community.
- Maintain common areas, streets, sidewalks, walkways, and community facilities.
- Remove litter, debris, and other hazards throughout the property.
- Assist with irrigation and sprinkler system maintenance and repairs.
General Repairs & Maintenance
- Perform minor plumbing repairs, including water leaks, line breaks, clogged drains, and other routine plumbing issues.
- Perform general building maintenance, including painting, drywall repair, and facility upkeep.
- Repair and replace fences, gates, retaining walls, and other exterior structures.
- Assist with hardscape installation and repairs as needed.
- Complete assigned maintenance requests and work orders in a timely manner.
- Conduct routine inspections of buildings, grounds, and community equipment to identify maintenance needs.
Equipment Operation & Safety
- Safely operate hand tools, power tools, lawn equipment, and other maintenance machinery.
- Follow all company safety policies and procedures.
- Maintain a clean, organized, and safe maintenance shop and work area.
- Identify and report safety hazards, maintenance concerns, and repair needs promptly.
Qualifications
- Previous experience in property maintenance, landscaping, construction, facilities maintenance, or a related field preferred.
- Experience with building maintenance, landscape maintenance, plumbing repairs, fence and retaining wall repairs preferred.
- Basic knowledge of irrigation systems, painting, drywall repair, and general maintenance practices.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Strong understanding of workplace safety practices and safe equipment operation.
- Ability to work outdoors in varying weather conditions throughout the year.
- Ability to lift and carry up to 50 pounds.
- Dependable, self-motivated, and able to work independently and as part of a team.
- Valid California driver's license preferred.

Employment is contingent upon successful completion of a background check and any other pre-employment requirements permitted by law.

- Pay Range: $19.00 - $21.00 per hour. Actual compensation will be based on experience, qualifications, skills, and business needs.

Schedule
Monday through Friday, 7:00 a.m. to 3:30 p.m., including a 30-minute unpaid meal period.
Additional hours, weekend work, and emergency response may be required as business needs dictate.
