This position is typically scheduled for Sunday - Thursday shifts. The hours include afternoon and evenings shifts.
Compensation is $27.50 per hour
Summary:
Under the supervision of the Director of Maintenance, the Maintenance Technician III is primarily responsible for executing maintenance work as well as performing some operational/facilities tasks.
Essential Functions:

Must be a team player who can work independently and well with others.

Must drive various company vehicles on and off property as required.
- Respond and complete work orders in a timely manner. Complete all documentation as required.
- Can work independently on carpentry, masonry, painting, and plumbing tasks.

Assist in coordinating and monitoring all work performed by outside contractors.

Clean up areas that may pose a safety issue.
- Visually inspect work, buildings and equipment

Test and record pool chemicals. Make appropriate adjustments based upon required chlorine and PH levels. Troubleshoot pool issues and resolve accordingly.

Assist in monitoring and controlling maintenance inventory and supplies. Alert supervisor when items require replenishment.

Repair and install locks in locker rooms.

Complete grounds work as directed, which may include picking up trash, debris and sweeping. Maintenance of landscaping beds and other areas. Snow and ice removal, etc.

Ensure Safety standards are used which comply with all company, local, state and federal guidelines.

Alert supervisor of any unusual occurrences, damage that has taken place and work that needs to be completed.

Properly set up and breakdown room for all internal J programs and outside rentals.

Provide support, direction and supervision to internal staff and temporary staff as needed.
- Be available and responsive to support building wide events and emergencies, including evenings and weekends.

Complete work assignments in a timely manner and as expected. Make periodic reports of jobs accomplished.

Other duties as requested by supervisor.
Qualifications :

CPO Certification preferred, but not required.

Must possess a valid driver’s license and pass DOT employment requirements.

Previous experience with electrical and plumbing work required. Certificated preferred but not necessary.

Must be adept with operating computer software for work orders, operational/faciltiies software and Microsoft Office.

High School Diploma.

Ability to read and understand written material and instructions.

Must be able to spend majority of shift walking, twisting, bending, pushing, stooping, and pulling.

Must be capable of working in a fast- paced environment with multiple interruptions.
-
Must be able to stand and exert well-paced mobility.
- Must be able to push and pull carts weighing up to 100 lbs.

Prior related experience preferred.
Physical Demands:

Must pass pre-employment physical.
- Must be able to perform work when standing on ladders.

May need to perform work while utilizing ariel work platform.
- Work is performed while standing, sitting and/or walking. Must be able to spend majority of shift walking, twisting, bending, pushing, stooping, and pulling.

Must be able to stand and exert well-paced mobility.
- Requires the ability to communicate effectively.

Requires bending, squatting, crawling, climbing, reaching.

Must be able to lift, push, and pull up to 50 lbs. on a regular and continuing basis.

Most tasks are performed indoors. Temperature is moderate and controlled by building environmental systems; however, laundry staff must be able to work in extreme temperatures found in laundry rooms (+80F), possibly for one hour or more.

Requires the ability to work inside and outside in all types of weather.
