We are seeking a highly skilled, hands-on Multi-Licensed Facilities Maintenance Engineer and Construction Lead to oversee and perform a wide range of construction, maintenance, installation, repair, and build-out work across our property. This position requires a strong background in HVAC, electrical, plumbing, new construction, concrete, foundations, septic/sewer systems, restaurant build-outs, spa construction, sauna installation, cabin construction, and steel building assembly.
This is a working lead position, not a desk-only role. The ideal candidate must be capable of performing skilled trade work directly while also instructing, supervising, and guiding general laborers and helpers on what needs to be done each day. The person in this role must be able to read plans, understand construction sequencing, work safely, coordinate with inspectors or licensed subcontractors when needed, and ensure projects are completed correctly, efficiently, and in compliance with applicable codes and permit requirements.
Key ResponsibilitiesGeneral Facilities Maintenance & Construction Leadership
The Multi-Licensed Facilities Maintenance Engineer will be responsible for maintaining, repairing, improving, and constructing buildings and infrastructure throughout the property. This includes cabins, restaurant spaces, spa facilities, outdoor utilities, mechanical systems, plumbing systems, electrical systems, septic/sewer connections, and new construction projects.
Responsibilities include:
- Perform hands-on construction, maintenance, repair, and installation work across multiple trades.
- Lead and instruct laborers, helpers, and maintenance staff on daily tasks.
- Assign work, explain proper methods, and ensure labor hands are working safely and productively.
- Read and interpret blueprints, construction drawings, manufacturer specifications, layout plans, and utility plans.
- Coordinate jobsite materials, tools, equipment, and labor needs.
- Identify problems in the field and develop practical solutions.
- Maintain high standards of workmanship, cleanliness, safety, and jobsite organization.
- Work with management to plan projects, estimate materials, and prioritize urgent repairs or construction needs.
- Coordinate with inspectors, engineers, architects, utility providers, and licensed subcontractors as required.
- Ensure work is completed according to applicable building codes, safety rules, manufacturer requirements, and permit requirements.
Trade-Specific DutiesHVAC Installation, Maintenance & Repair
The candidate must have strong HVAC experience and be capable of installing, repairing, and maintaining HVAC systems in cabins, restaurant areas, spa spaces, and other buildings.
Duties include:
- Install and service HVAC equipment, ductwork, air handlers, condensers, mini-splits, heat pumps, thermostats, ventilation systems, and related components.
- Perform HVAC rough-ins and final installations for new construction cabins and commercial areas.
- Troubleshoot heating, cooling, airflow, thermostat, condensate, and electrical control issues.
- Install condensate drains, refrigerant lines, ventilation components, and system supports.
- Coordinate HVAC work with electrical, plumbing, framing, insulation, and finish work.
- Ensure systems are properly sized, installed, sealed, supported, and operating safely.
- Perform preventative maintenance and emergency repairs as needed.
Electrical Work
The candidate must have substantial electrical experience and hold appropriate electrical licensing where required. Electrical work may include new construction wiring, service connections, troubleshooting, equipment installation, spa/sauna electrical systems, restaurant electrical build-out, lighting, outlets, panels, and controls.
Duties include:
- Perform electrical rough-in and finish work for cabins, restaurant areas, spa spaces, maintenance areas, and new buildings.
- Install or coordinate installation of electrical panels, breakers, circuits, conduit, wiring, outlets, switches, lighting, controls, disconnects, and dedicated equipment circuits.
- Install electrical connections for HVAC equipment, commercial sauna heaters, pumps, kitchen equipment, appliances, lighting, and mechanical systems.
- Troubleshoot electrical problems, including shorts, overloads, tripped breakers, faulty wiring, bad switches, and equipment control issues.
- Ensure all electrical work is performed safely and in accordance with applicable code and licensing requirements.
- Coordinate with utility providers, inspectors, and licensed electricians when required.
- Understand load requirements for commercial equipment, spa equipment, HVAC units, and restaurant build-out needs.
Plumbing Work
The candidate must be highly experienced in both indoor and outdoor plumbing systems, including new construction plumbing, underground utility lines, water service lines, drains, sewer lines, septic systems, and restaurant/spa plumbing requirements.
Duties include:
- Perform plumbing rough-ins and final installations for cabins, bathrooms, kitchens, restaurant areas, spa areas, utility rooms, and outdoor systems.
- Install and repair water supply lines, drain lines, vent lines, valves, fixtures, pumps, pressure tanks, heaters, cleanouts, floor drains, sinks, toilets, showers, tubs, and related systems.
- Install outdoor underground plumbing from the main line to buildings or service areas.
- Excavate, bed, slope, connect, test, and backfill underground plumbing lines.
- Understand proper pipe sizing, slope, drainage, cleanout placement, freeze protection, pressure testing, and leak testing.
- Install or coordinate hookups to sewer mains, septic tanks, drain fields, lift stations, or other wastewater systems.
- Troubleshoot clogs, leaks, low pressure, drainage issues, waterline breaks, and sewer/septic problems.
- Coordinate plumbing work with concrete, foundations, framing, electrical, HVAC, and finish work.
Sewer Hookup Experience
This role requires practical experience with septic and sewer systems. The candidate must understand how wastewater systems are installed, maintained, and connected.
Duties include:
- Assist with or sewer lateral connections, and wastewater line installation.
- Understand septic tank placement, inlet/outlet connections, pipe slope, cleanouts, lids, risers, and access points.
- Identify septic or sewer issues such as backups, poor drainage, broken lines, improper slope, root intrusion, or failing components.
- Coordinate septic/sewer work with excavators, inspectors, engineers, and licensed septic professionals where required.
- Ensure underground wastewater work is safely trenched, properly supported, correctly sloped, and inspected before backfill.
The candidate must be able to participate in and lead new construction work for cabins, including mechanical, electrical, plumbing, and general construction.
Duties include:
- Perform layout, framing coordination, utility rough-ins, insulation coordination, drywall coordination, finish installation, and final system checks.
- Install plumbing, electrical, HVAC, fixtures, lighting, equipment, and mechanical systems for cabin construction.
- Coordinate trades so work is done in the correct order and does not interfere with other building systems.
- Identify construction issues before they become costly problems.
- Ensure cabins are built to a high standard of safety, quality, and long-term durability.
Restaurant Build-Out
The candidate must have experience with commercial or restaurant-style build-outs and must understand the complexity of plumbing, electrical, HVAC, ventilation, and equipment installation in a food-service environment.
Duties include:
- Assist with or lead the build-out of restaurant spaces, including kitchen, service, prep, utility, and dining areas.
- Install or coordinate plumbing for sinks, handwash stations, mop sinks, floor drains, dishwashing areas, ice machines, water heaters, and other equipment.
- Install or coordinate electrical service for kitchen equipment, refrigeration, lighting, outlets, small appliances, exhaust systems, and mechanical equipment.
- Coordinate HVAC and ventilation requirements for dining, kitchen, storage, and prep areas.
- Coordinate with licensed professionals for hood systems, fire suppression, gas lines, grease interceptors, and other regulated systems where required.
- Ensure restaurant build-out work is compatible with health department, fire department, building department, and utility requirements.
Spa Build-Out
The candidate will assist with or lead the build-out of spa facilities, including plumbing, electrical, mechanical, ventilation, finish work, and sauna installation.
Duties include:
- Construct and build out spa spaces according to plans and specifications.
- Install or coordinate plumbing for showers, sinks, drains, water supply, spa equipment, and related fixtures.
- Install or coordinate electrical circuits, lighting, controls, dedicated equipment wiring, and ventilation components.
- Ensure wet areas are properly waterproofed, drained, ventilated, and safe.
- Coordinate framing, insulation, vapor control, tile/backer systems, finishes, fixtures, and mechanical systems.
- Troubleshoot and repair spa-related systems after completion.
Commercial Sauna Heater Installation
The candidate must have experience installing or coordinating the installation of commercial sauna heaters and related systems.
Duties include:
- Install or coordinate commercial sauna heaters according to manufacturer specifications.
- Understand electrical load requirements, disconnects, controls, sensors, timers, clearances, ventilation, heat shielding, and safety guards.
- Ensure sauna rooms are properly framed, insulated, ventilated, and finished with appropriate materials.
- Install or coordinate high-temperature wiring, control systems, heater mounting, stone placement, benches, doors, lighting, and ventilation.

The candidate must be capable of helping construct a brand-new tropical conservatory building, including steel building assembly, concrete/foundation work, roofing, utility coordination, and environmental considerations for a high-humidity growing space.
Duties include:
- Assist with layout, site preparation, grading, drainage, foundations, concrete work, and building erection.
- Understand foundations, footings, forms, rebar, anchor bolts, slab preparation, concrete placement, curing, and structural support requirements.
- Read and follow engineered drawings and manufacturer specifications for a steel building system.
- Assist with or lead steel frame assembly, columns, beams, purlins, girts, bracing, connections, fasteners, and structural components.

- Perform or supervise excavation, compaction, gravel base installation, vapor barrier installation, forms, rebar, wire mesh, anchor bolts, embeds, and concrete placement.
