Pre-Construction Manager – Residential Design-BuildPosition Overview
A growing residential Design-Build company is seeking an experienced Pre-Construction Manager to lead projects through the critical planning phase between design and construction.
This position is responsible for ensuring projects are fully developed, accurately estimated, properly scheduled, and construction-ready before being transitioned to the production team.
The Pre-Construction Manager will work closely with designers, estimators, project managers, subcontractors, vendors, and homeowners to identify potential issues early and create a smooth transition from design into construction.
The ideal candidate has a strong residential construction background, understands how projects are actually built in the field, and is highly skilled at reviewing plans, developing scopes of work, estimating costs, coordinating selections, and managing multiple projects and deadlines.
Key ResponsibilitiesPre-Construction & Project Planning
- Manage residential remodeling and construction projects through the entire pre-construction process.
- Review architectural drawings, construction documents, specifications, and design plans for completeness and constructability.
- Identify potential construction challenges, conflicts, missing information, and cost concerns before projects enter production.
- Work closely with the design team to ensure plans accurately reflect the approved project scope.
- Develop detailed scopes of work for subcontractors, vendors, and internal production teams.
- Coordinate site evaluations, field measurements, engineering requirements, and existing-condition documentation.
- Ensure projects are fully prepared for a successful handoff to the Project Manager and production team.
Design & Constructability Coordination
- Collaborate closely with architects, interior designers, engineers, and construction professionals.
- Review plans and specifications to ensure they are construction-ready.
- Provide practical construction input throughout the design process.
- Identify discrepancies between architectural plans, structural requirements, selections, and field conditions.
- Ensure drawings contain the necessary information for accurate estimating and field execution.
- Maintain a strong understanding of residential building methods, materials, building codes, and construction sequencing.
- Coordinate permitting requirements, engineering documentation, and necessary approvals.
- Track permit submissions and outstanding pre-construction requirements.
- Confirm that project documentation is complete before release to production.
- Develop preliminary construction schedules and identify critical milestones.
- Conduct formal pre-construction handoff meetings with Project Managers and field leadership.
Client Communication
- Participate in client meetings throughout the pre-construction process.
- Help homeowners understand project scope, budget, schedule, and construction considerations.
- Communicate proactively regarding changes, potential challenges, and decisions that could affect cost or schedule.
- Provide a professional and organized client experience from design through the start of construction.
Qualifications
- 10+ years of experience in residential construction, remodeling, Design-Build, estimating, project management, or pre-construction.
- Strong preference for experience with high-end residential remodeling, additions, whole-home renovations, kitchens, baths, and outdoor living projects.
- Strong knowledge of residential construction methods, materials, sequencing, and building practices.
- Ability to read and interpret architectural drawings, construction documents, specifications, and blueprints.
- Experience developing estimates, budgets, scopes of work, and subcontractor bid packages.
- Strong understanding of construction costs and project profitability.
- Experience coordinating subcontractors, suppliers, architects, designers, engineers, and permitting authorities.
- Strong organizational and project management skills with the ability to manage multiple projects simultaneously.
- Excellent communication and client-facing skills.
- Comfortable working in a collaborative Design-Build environment.
Preferred Experience
- Previous experience with a residential Design-Build or luxury remodeling company.
- Field construction or Project Management experience is highly desirable.
- Experience with construction estimating and project management software.
- Knowledge of local residential building codes and permitting processes.
- Experience with custom homes, large-scale renovations, additions, kitchens and baths, basements, and high-end outdoor living projects.

Pay: $105,000.00 - $125,000.00 per year
