RPM is seeking an experienced and highly organized Commercial Property Manager to oversee the day-to-day operations of a portfolio of commercial properties. The ideal candidate will have a minimum of five (5) years of commercial property management experience and a proven ability to manage tenant relationships, capital improvement projects, budgets, and property operations while maintaining high standards of customer service.
This position requires a hands-on professional who is available to respond to property emergencies and operational issues on a 24/7 on-call basis.
Key Responsibilities
- Manage the daily operations of a portfolio of commercial properties.
- Serve as the primary point of contact for tenants, vendors, and contractors.
- Oversee capital improvement projects from planning through completion, ensuring projects are delivered on time and within budget.
- Manage tenant improvement (buildout) projects and coordinate with contractors, architects, and tenants.
- Prepare and manage annual operating budgets for assigned properties.
- Review Common Area Maintenance (CAM) reconciliations prepared by accounting to ensure accuracy and completeness.
- Coordinate maintenance, repairs, and preventative maintenance programs.
- Conduct regular property inspections and ensure properties are maintained to company standards.
- Respond to after-hours emergencies and remain available on a rotating or full-time 24/7 on-call basis as required.
- Work closely with the leasing team to prepare vacant spaces for marketing and tenant showings, ensuring suites are clean, functional, and move-in ready.
- Monitor vendor performance, negotiate service contracts, and ensure compliance with company standards.
- Maintain strong relationships with tenants while promptly addressing operational concerns.
Qualifications
- Minimum of 5 years of commercial property management experience required.
- Experience managing retail and some office properties.
- Strong knowledge of commercial building operations and maintenance.
- Experience overseeing capital improvement and tenant improvement (TI) projects.
- Experience preparing annual operating budgets.
- Ability to review CAM reconciliations and identify discrepancies.
- Excellent organizational, communication, and problem-solving skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Proficiency with Microsoft Office and commercial property management software (Yardi).
- Valid driver's license and reliable transportation.
Preferred Qualifications
- Professional designation such as CPM®, RPA®, or CCIM is a plus.
- Experience working with third-party vendors and construction management.
- Bilingual (English/Spanish) is a plus.
Pay: $55,935.00 - $67,362.58 per year
