GENERAL FUNCTION
The Senior Maintenance Manager oversees the reliability, availability, and performance of automated material-handling equipment and facility systems at a high-volume distribution center. This role leads maintenance teams across a split-shift operation and owns preventive, condition-based, and continuous-improvement programs while driving key reliability KPIs such as MTTR, MTBF, OEE, and breakdown reduction.
KEY RESPONSIBILITIES
Leadership & Safety
- Lead, coach, and develop maintenance supervisors and technicians across a Monday–Friday split shift.
- Set priorities, staffing, performance expectations, and technical training.
- Maintain a safety-first culture and ensure EHS, OSHA, and LOTO compliance.
Automation & Equipment Reliability
- Oversee PLC-controlled systems, including Allen-Bradley/Rockwell and Siemens, conveyors, sorters, robotics, RFID, drives, controls, and sensors.
- Lead troubleshooting and rapid recovery of critical automation equipment to minimize downtime.
Facilities Management
- Oversee HVAC, fire sprinklers, backflow systems, plumbing, electrical, lighting, dock equipment, roofing, flooring, doors, and general building repairs.
- Manage commercial kitchen/refrigeration equipment and required inspections, testing, and code compliance.
- Manage contractors and vendors for specialized facility services and projects.
Maintenance & Continuous Improvement
- Maintain CMMS-driven PM programs with strong PM compliance and planned-vs-reactive maintenance performance.
- Implement condition-based maintenance using vibration, thermal, electrical, and oil analysis.
- Lead RCA, EWO, and CI initiatives to eliminate recurring equipment failures.
KPIs, Projects & Budget
- Track and improve MTTR, MTBF, OEE, and breakdown frequency using data and trend analysis.
- Plan and execute maintenance projects, upgrades, and equipment overhauls.
- Manage maintenance budgets, spare-parts inventory, vendors, and contractors.
- Apply zero-based budgeting and spare-parts optimization.
- Partner with Operations, HR, EHS, and Logistics to align maintenance with production needs.
BASIC QUALIFICATIONS
- Bachelor's degree in engineering, Industrial Technology, or related field, or equivalent experience.
- 7+ years of progressive maintenance/reliability experience in high-throughput distribution, warehouse automation, or manufacturing.
- 3+ years of direct leadership experience managing supervisors and/or maintenance teams.
- Strong knowledge of PLCs, robotics, conveyors, sorters, RFID, and automated sortation systems.
- Working knowledge of HVAC, fire sprinklers, backflow prevention, roofing, construction, electrical systems, and commercial kitchen/refrigeration equipment.
- Experience with PM, condition-based maintenance, CMMS, and reliability improvement programs.
- Proven success improving MTTR, MTBF, OEE, and breakdown reduction.
- Project management experience, including planning, budgeting, scheduling, and execution.
- Ability to work a Monday–Friday split shift and respond to critical equipment issues as needed.
