Maintenance Technician
Reports to: Maintenance Manager
General Duties:

Complete resident maintenance requests on a timely basis (standard is 24 hour turn around)

Complete all assigned maintenance work on vacant apartments within the standard three day turn around period

Comply with all OSHA regulations and any applicable laws in your area regarding, health, safety and environment

Assist in maintaining the overall physical condition of property including, janitorial, custodial, and grounds
-
Turn in all completed service tickets and paperwork to management office by the beginning of each work day
-
Must be available seven days a week including weekends.
Primary Responsibilities:

Plumbing Repairs
-
HVAC Repair
-
Repair / replace locks, smoke alarms
-
Perform all maintenance related repairs as needed
-
Working knowledge of basic electrical repairs
-
Appliance repair and installation
-
Basic carpentry repair including but not limited to: window replacement, minor roofing repairs, drywall repairs, woodwork repairs, etc.

Perform Preventive maintenance as required by company guidelines quarterly
-
Be able to operate, maintain, and follow manufacturer guidelines on all property equipment
-
Inspect and Punch vacant units in turnkey process
-
Must be available for snow removal.

Maintain cleanliness of all amenity areas.

Maintain supply inventory

Maintain shop in clean and safe order following OSHA and regional government guidelines
-
Report damage and or maintenance repairs to office immediately upon discovery

Assist in grounds and custodial operations as required
