Job Description:
The Maintenance Technician performs various maintenance duties necessary to maintain and enhance the value of the 55+ Manufactured Home Community. You will be essential in ensuring the functionality and safety of our communities. Additionally, strong customer service skills will help foster a positive environment for residents, staff, and visitors.
Responsibilities:
- Performs various community maintenance functions which may include, but are not limited to:
Landscaping, cleaning, general repairs, irrigation repairs, groundskeeping, pressure washing, light bulb changes, caulking, filter changes, painting, debris removal, pool maintenance, minor HVAC maintenance, preventive maintenance, meter reads, waste management, additional other maintenance duties as needed or assigned.
- Responds to service requests and concerns in a timely manner
- Good time management and problem-solving skills with attention to detail
- Reports any maintenance concerns for repairs on vacant, models, clubhouse, and/or common areas to the Maintenance Supervisor
- Assists in monitoring and/or controlling maintenance inventory and/or supplies.
- Performs physical work indoors and outdoors
- Assists in keeping the grounds and common areas free of trash and debris
- Always represents in a professional manner
- Drives motorized vehicle on or off Community for company business
- Helps cleanout and maintain lift station and water treatment center
- Helps cleanout and maintain lift station and water treatment center

Job Qualifications:
- Minimum Education: High School or GED
- Minimum Experience: 1 Year maintenance experience
- Preferred Field-of-Expertise: Plumbing, electrical, carpeting, painting experience.
- Valid driver’s license along with a good driving record.
- Ability to bend, stretch, twist, walk continuously, and access restricted spaces.
- Ability to operate maintenance equipment and other equipment.
- Ability to lift- up to 25 lbs. consistently and 50 lbs. infrequently.
- Ability to efficiently perform job responsibilities with minimal supervision.
Pay: $18.00 per hour
