Position Summary
We are a growing real estate investment company seeking a Rental Turn Project Manager to oversee residential renovation and new construction projects from start to finish. This hands-on role is ideal for someone who excels at managing multiple projects, coordinating contractors, maintaining budgets and timelines, and delivering high-quality results.
The ideal candidate is organized, proactive, and knowledgeable in residential construction, with the ability to communicate effectively with both English- and Spanish-speaking contractors, vendors, and team members.
Key Responsibilities
- Manage residential renovation projects, including rental turns, rehabs, and house flips, from planning through completion.
- Oversee new construction projects from pre-construction and permitting through final completion and sale.
- Coordinate and schedule subcontractors, vendors, suppliers, and inspections.
- Develop, monitor, and manage project budgets, schedules, and scopes of work.
- Conduct regular site visits to ensure work is progressing on schedule, meets quality standards, and complies with safety expectations.
- Source and order materials while coordinating deliveries to maintain project timelines.
- Identify and resolve issues affecting cost, quality, or project schedules.
- Communicate project progress through regular updates to ownership.
- Ensure completed properties are market-ready and meet company standards for resale or rental.
- Build and maintain positive working relationships with contractors, vendors, and internal team members.
Qualifications
- Fluent in both English and Spanish.
- Minimum of 2 years of experience managing residential renovation projects, rental turns, house flips, or similar construction projects.
- Strong understanding of residential construction methods, renovation processes, and building materials.
- Ability to interpret scopes of work, prioritize tasks, and keep projects on schedule.
- Experience coordinating and managing subcontractors, vendors, and multiple concurrent projects.
- Excellent organizational, communication, negotiation, and problem-solving skills.
- Proficient with Microsoft Office (Excel, Word, Outlook); experience with project management software is a plus.
- Valid driver's license, reliable transportation, and the ability to travel between job sites as needed.
