What You'll Do
- Conduct professional apartment tours for prospective residents
- Respond promptly to leasing inquiries by phone, text, email, and in person
- Follow up with prospects and convert leads into signed leases
- Build strong relationships with prospective residents and provide exceptional customer service
- Explain lease terms, community amenities, and resident policies
- Assist applicants throughout the leasing and move-in process
- Maintain accurate prospect and leasing records in our property management software
- Work closely with the property management team to achieve occupancy goals
- Represent Overland Properties with professionalism and integrity

Qualifications
- Previous apartment leasing, sales, customer service, or real estate experience is preferred but not required
- Strong verbal and written communication skills
- Strong problem-solving and critical-thinking abilities
- Ability to build rapport and establish trust with prospective residents
- Comfortable using computers, smartphones, and basic office software
- Valid driver's license and reliable transportation preferred

In this role, you will be the friendly face and trusted advisor for prospective residents, guiding them through the leasing process with enthusiasm and professionalism. Your expertise will help create a welcoming environment, ensuring each visitor feels valued and informed. You will manage leasing inquiries, conduct property tours, and facilitate lease agreements while adhering to fair housing regulations and landlord-tenant laws. This position offers an exciting opportunity to combine sales skills with administrative excellence, making a positive impact on our residents’ living experiences.
Responsibilities
- Greet prospective tenants warmly and provide comprehensive property tours, highlighting features and amenities to generate interest.
- Manage the leasing process from initial inquiry through lease signing, ensuring all documentation is accurate and complete.
- Utilize property management software such as Yardi and OneSite to input data, track leads, and maintain detailed records of interactions.
- Assist applicants with rental applications, verify references, and conduct background checks in compliance with Fair Housing regulations.
- Negotiate lease or rental agreements, including Section 8 and LIHTC programs, ensuring mutual satisfaction while adhering to legal standards.
- Maintain strong customer relationships through effective communication, follow-up, and upselling additional services or amenities.
- Collaborate with maintenance teams on property upkeep issues and coordinate move-in/move-out procedures efficiently.
- Stay informed about local landlord-tenant laws, Section 8 policies, and fair housing regulations to ensure compliance at all times.
- Handle conflict management professionally by addressing tenant concerns promptly and diplomatically.
- Support administrative tasks such as filing, data entry, contract management, and maintaining accurate leasing records.
Qualifications
- Proven experience in property leasing or real estate administrative roles; experience with property management companies is highly desirable.
- Strong knowledge of Yardi, OneSite, CMMS (Computerized Maintenance Management System), and other property management tools.
- Familiarity with landlord-tenant law, Fair Housing regulations, Section 8 housing programs, LIHTC (Low-Income Housing Tax Credit), and lease management processes.
- Excellent customer service skills combined with effective phone etiquette and conflict resolution abilities.
- Demonstrated ability in negotiation, upselling services or amenities, and contract management.
- Office experience including data entry, filing systems, and administrative support functions.
- Ability to manage multiple priorities efficiently while maintaining attention to detail in a fast-paced environment.
- Strong interpersonal skills with a focus on building positive relationships with residents and team members alike.
