Position Overview
The Accounting Clerk is an entry point into a defined career path toward Property Accountant. In this role, you will begin by supporting the accounting team with day-to-day transactional work and ad hoc assignments, while progressively taking direct ownership of the full accounting cycle for a starting portfolio of four (4) manufactured housing communities. As you demonstrate proficiency, your property assignments and responsibilities will expand, with a formal transition to the Property Accountant title and compensation band once core competencies are met (see Career Progression below).
This role suits someone who is detail-oriented, comfortable switching between routine processing and one-off special projects, and motivated to grow into a full-cycle property accounting position within a real estate/property management environment.
Key Responsibilities
Ad Hoc & General Accounting Support
- Complete ad hoc assignments as directed by the Controller or Asset Management team, including special reports, reconciliations, research requests, and process clean-up projects.
- Assist with data entry, filing, and document organization across the accounting department.
- Support month-end and year-end close processes for the broader portfolio as needed.
- Respond to internal requests for backup documentation, invoice copies, and transaction detail.
Property-Level Accounting (Starting Portfolio of 4 Properties)
- Code and process accounts payable invoices for assigned properties, ensuring correct GL coding and approval routing.
- Perform bank reconciliations and resolve reconciling items for assigned properties.
- Assist with preparation of monthly financial packages, including variance review against budget.
- Reconcile utility billing, reimbursements, and resident charges for assigned communities.
- Maintain accurate general ledger detail and supporting schedules for fixed assets, prepaids, and accruals.
- Communicate with on-site property managers to obtain and verify financial information.
- Support the annual budgeting process for assigned properties.
Career Progression: Accounting Clerk → Property Accountant
This position is structured as a growth track, not a static role. Advancement is based on demonstrated performance and readiness, not solely on tenure.
- Stage 1 – Accounting Clerk (Properties 1–4): Learn the full monthly accounting cycle on a starting portfolio of four properties while handling ad hoc assignments across the department.
- Stage 2 – Expanded Portfolio: Take on additional properties as proficiency is demonstrated, with increasing independence in monthly close, reconciliations, and reporting.
- Stage 3 – Property Accountant: Assume full ownership of a property portfolio's accounting cycle, including financial statement preparation, variance analysis, and direct interaction with property managers and asset management, at the compensation level outlined below.
Qualifications
- Associate's or Bachelor's degree in Accounting, Finance, or related field preferred; equivalent experience will be considered.
- 0–2 years of accounting experience; internships or coursework in accounting are a plus.
- Proficiency in Microsoft Excel; experience with accounting or property management software (e.g., Yardi, RentManager, AppFolio, QuickBooks) is a plus, but not required at entry.
- Strong attention to detail and comfort managing multiple, competing priorities.
- Clear written and verbal communication skills.
- Willingness to learn property-level accounting concepts (GL coding, accruals, utility reimbursements, budget variance) and to take on increasing ownership over time.
Pay: $40,000.00 - $55,000.00 per year
