Maintenance Technician
This role is responsible for supporting the overall maintenance, quality, and condition of our residential properties, ensuring the safety and functionality of our communities. As a Maintenance Technician, you will be tasked with maintaining and repairing the physical structures of buildings and units, as well as the surrounding grounds. Through performing the essential duties outlined below, you’ll play a key role in keeping our properties in top condition for our residents.
Primary Responsibilities:
- Inspect facilities regularly (building, HVAC, roof, ventilation systems, pools, etc), provide preventative maintenance for the property(ies) assigned
- Communicate with management regularly and follow through in a timely manner
- Perform structural repairs to masonry, woodwork and furnishings of buildings, drywall and painting
- Minor plumbing services, HVAC, and minor electrical maintenance/repair
- May replace/move and/or install home appliances and general appliance repair
- Pool maintenance and cleaning
- Parking lot maintenance, minor snow removal and lawn care
- Complete apartment turnover, start to finish, charges, lock change, lock change tracking, etc.
- Utilize a bulk ordering system; maintain adequate tools to be able complete tasks
- Inventory Control
- Prioritize based on urgency/want/need and price out as needed for budgetary reasons
- Other duties as assigned
Experience and Required Skills
- Must be experienced and able to regularly use hand tools, power tools, power washer, lift equipment, ladders, etc.
- Ability to safely/legally drive a vehicle
- Ability to communicate effectively and professionally with all residents and coworkers while working in a team environment
- General knowledge of plumbing: repairing/replacing valves, tub/shower diverter, cartridge replacing, disposal cleaning and resetting, drain snaking, water heather adjustments, etc
- General knowledge of minor electrical duties: voltage tester, reset breakers, replace light fixtures, bulbs, smoke/carbon detectors and like duties.
- Participate in call/after-hours rotation
- Must understand and comply with laws/policies regarding Federal, State and Municipal Fair Housing Laws, The Nebraska Tenant Landlord Act, and the Federal and State Safety Regulations
- Must have a valid Driver’s License and be able to safely operate a vehicle. Employee may be expected to be at assigned job sites and will be provided and expected to wear PPE as assigned.
Physical Demands
- Ability to be on your feet for long hours at a time.
- Must be able to meet physical demands, including frequent standing, walking, climbing, kneeling, and lifting up to 50 lbs (occasionally over 100 lbs).
- Perform duties that require manual dexterity.
- Ability to work at heights using ladders or lifts as necessary.
- Vision requirements include the ability to see both near and far.
- Must understand and comply with company policies and local/state safety regulations.
