Position Summary
The Maintenance Director/Technician is responsible for maintaining a safe, functional, and compliant physical environment for residents, staff, and visitors. This role ensures compliance with federal, state, and local regulations including Centers for Medicare & Medicaid Services (CMS), Life Safety Code requirements, and HHSC standards.
Essential Job Functions

Perform routine and emergency repairs on:
- Plumbing systems (toilets, sinks, drains)
- Electrical systems (lighting, outlets, breakers)
- HVAC systems (heating, cooling, ventilation)
- Doors, locks, windows, and furniture
- Maintain building structure, roofing, and grounds

Ensure fire doors, exit doors, and safety systems function properly

Implement and maintain a scheduled preventative maintenance program

Conduct routine inspections of:
- HVAC systems
- Emergency generators
- Fire alarm and sprinkler systems
- Kitchen equipment
- Resident care equipment (beds, lifts, etc.)
- Document all inspections, repairs, and maintenance activities

Ensure compliance with:
- Life Safety Code (NFPA standards)
- CMS F-tags (e.g., F880 infection control environment)
- HHSC facility regulations
- Conduct and document:
- Weekly generator testing (minimum 30 minutes under load)
- Monthly and annual inspections
- Fire drill support and system readiness
- Maintain logs for:
- Generator testing
- Fire alarm inspections
- Emergency lighting and exit signs

Receive and prioritize work orders via system (e.g., TELS or equivalent)

Complete tasks in a timely and efficient manner

Communicate status updates to department heads and administration

Track recurring issues and implement corrective actions

Maintain a safe environment for residents and staff

Identify and correct hazards (slips, trips, electrical risks, etc.)

Ensure proper storage and handling of tools and chemicals
-
Assist with emergency preparedness (power outages, disasters)

Support infection control practices by:
- Maintaining proper ventilation systems
- Ensuring clean and sanitary environment
- Assisting with isolation room setup and maintenance needs

Coordinate with outside vendors for specialized repairs

Ensure contractors follow facility policies and safety standards

Monitor quality of work and completion timelines

Maintain facility exterior including:
- Parking areas
- Walkways and entrances
- Ensure grounds are clean, safe, and presentable
Qualifications

High school diploma or equivalent required

Experience in building maintenance, preferably in healthcare or long-term care

Knowledge of:
- Electrical, plumbing, HVAC systems
- Life Safety Code and basic regulatory compliance
- Ability to read manuals, blueprints, and safety instructions

Strong problem-solving and organizational skills
Physical Requirements

Work Schedule

Full-time position with on-call responsibilities

Must be available for emergencies (after hours, weekends, holidays)
