Job Title: Construction Project Manager

Pay Rate: Once converted around $100-120k/year, depending on experience + bonus.

Required Skills & Qualifications
- 5+ years of experience managing facility infrastructure, capital improvement, or construction projects in manufacturing, industrial, commercial, or institutional environments.
- Strong technical understanding of Mechanical, Electrical, and Plumbing (MEP) systems, including HVAC, electrical distribution, roofing, piping, chillers, boilers, cooling towers, and related building infrastructure.
- Proven experience managing multiple capital projects simultaneously, ranging from $50,000 to $500,000, from planning through project closeout.
- Experience overseeing facility renewal, modernization, and infrastructure replacement projects, including HVAC replacements, roofing, electrical upgrades, and building envelope improvements.
- Demonstrated ability to develop and manage project schedules, budgets, contractor performance, and project documentation while ensuring successful project execution.
- Ability to read and interpret engineering drawings, construction documents, shop drawings, specifications, RFIs, and change orders.
- Working knowledge of construction management, commissioning, quality assurance, and project closeout processes.
- Strong organizational, time management, and administrative skills with the ability to prioritize multiple concurrent projects.
- Excellent communication and stakeholder management skills with experience interacting with facility leadership, contractors, vendors, consultants, and operations teams.
- Self-motivated professional capable of working independently with minimal supervision while driving projects to successful completion.
- Experience working in industrial, manufacturing, plant, or heavy commercial environments is highly preferred.
- Mechanical, electrical, facilities maintenance, industrial maintenance, operations, or construction management background preferred. Engineering degree is not required.
- Proficiency with Microsoft Office Suite and project management tools.
- Willingness to travel between Brownwood and Austin facilities as business needs require.
Key Responsibilities
- Manage multiple annual capital improvement and facility renewal projects from initial planning and design through construction, commissioning, and final project closeout.
- Lead infrastructure modernization projects including HVAC system replacements, electrical upgrades, roofing projects, piping systems, cooling towers, chillers, substations, paving, underground utilities, and building envelope improvements.
- Develop project scopes, budgets, schedules, procurement plans, and construction timelines while ensuring projects remain on schedule and within approved budgets.
- Coordinate and oversee contractors, consultants, architects, engineers, and vendors to ensure successful project execution and compliance with project requirements.
- Serve as the primary project contact for internal stakeholders, facility leadership, operations teams, and external contractors throughout the project lifecycle.
- Review construction documents, engineering drawings, submittals, RFIs, change orders, and contractor proposals for technical accuracy and cost effectiveness.
- Perform routine site inspections to monitor construction progress, verify quality standards, enforce safety requirements, and ensure compliance with project specifications.
- Coordinate project activities to minimize operational disruptions within active manufacturing and facility environments.
- Manage commissioning activities, equipment startup, functional testing, punch lists, warranty documentation, and final project acceptance.
- Track project financial performance, forecast capital spending, and provide regular project status updates to management and stakeholders.
- Identify project risks, develop mitigation strategies, and resolve technical or construction-related issues to maintain project objectives.
- Maintain complete project documentation, including contracts, schedules, meeting minutes, permits, closeout documents, and as-built drawings.
- Support continuous improvement initiatives by identifying opportunities to improve facility reliability, infrastructure performance, energy efficiency, and operational effectiveness.
- Independently manage a portfolio of 10–20 concurrent capital and infrastructure projects while maintaining high standards of quality, safety, and customer service.
Pay: $45.00 - $55.00 per hour
