If that sounds like a team you want to work with, we’re looking for an experienced Plumber (Independent contractor) to support residential plumbing work across our managed rental properties.
About the Role
This is a 1099 independent contractor position, not a W-2 employee role. Contractors engaged with Grit Property Group operate independently and are responsible for their own taxes, insurance, and equipment.
This role is responsible for completing plumbing repairs, troubleshooting, replacements, and related maintenance work across Grit Property Group’s residential portfolio.
This role is best suited for someone who has strong hands-on residential plumbing experience, can work independently in the field, communicates clearly, and takes pride in completing work correctly the first time. You will be assigned plumbing-related work orders and will be expected to diagnose issues, complete repairs, document work performed, and communicate updates through the appropriate channels.
This is a field-based contractor position and requires reliable transportation, your own tools, strong troubleshooting ability, and comfort working in occupied residential homes.
Key Responsibilities:
Plumbing Repairs & Maintenance
- Complete assigned residential plumbing work orders accurately and in a timely manner
- Diagnose and repair plumbing issues including leaks, clogs, running toilets, low water pressure, faucet issues, drain problems, supply line issues, and water heater concerns
- Repair or replace toilets, faucets, sinks, garbage disposals, shut-off valves, P-traps, supply lines, drain lines, and other common residential plumbing components
- Perform plumbing troubleshooting to identify the root cause of issues rather than temporary fixes
- Support minor plumbing installations and replacements as needed
- Identify larger plumbing issues that may require additional approval, specialty equipment, or outside vendor support
- Help ensure plumbing repairs are completed safely and in accordance with applicable standards and expectations
Work Order Completion & Documentation
- Complete assigned plumbing work orders through the company’s work order platform, such as AppFolio, CompanyCam, Dispatch.Me, or similar systems
- Document work performed with clear notes, photos, materials used, and any recommended next steps
- Communicate work order status updates in a timely and professional manner
- Notify the Maintenance Coordinator or leadership team of issues that require escalation, additional parts, resident follow-up, or approval
- Maintain accurate records of completed work, time, and materials
Resident & Team Communication
- Communicate professionally with residents when coordinating access or explaining plumbing work being performed
- Represent Grit Property Group in a respectful, professional, and service-focused manner while onsite
- Work closely with the Maintenance Coordinator and internal team to ensure plumbing issues are resolved efficiently
- Provide honest feedback when a repair requires additional scope, replacement, or further evaluation
Safety & Compliance
- Perform all work safely and use appropriate personal protective equipment as needed
- Maintain tools, equipment, and work areas in a safe and professional condition
- Complete work in accordance with applicable local codes, safety expectations, and property standards
- Use sound judgment when working in occupied homes and around resident belongings
Skills & Experience
- 3+ years of plumbing experience (property management or multi-unit residential preferred)
- Ability to safely and effectively use hand tools and power tools
- Experience using maintenance software or work order tracking systems
- Strong problem-solving skills and the ability to work independently
- Comfortable with smartphones, email, and basic Microsoft Office tools
- Excellent customer service skills and professionalism when interacting with residents
- Physical ability to perform manual labor, lift heavy objects, climb ladders, and work in various weather conditions
- Valid driver’s license and reliable transportation
