Position Summary
The Project Manager is responsible for the execution and profitability of commercial roofing projects, typically under 10,000 square feet, involving TPO or PVC single-ply membrane systems and metal roofing/panel components. This role owns each project from initial job setup through final closeout — coordinating directly with customer general contractors or building owners, and works closely with Wormley Brothers' membrane and metal production managers, field supervisors, estimators and finance dept to keep projects on schedule, on budget, and to the company's quality standards. This is a fast paced environment with anywhere from 15 to 25 jobs running concurrently.
Job Setup (Knowify)
- Set up newly awarded jobs in Knowify, including budget, scope of work, and job costing structure.
- Confirm contract value, scope, and cost codes accurately reflect the estimate before the job is released to production.
- Ensure contract documents are clearly identified and readily available to other team members.
- Build out the project schedule and key milestones in Knowify.
- Coordinate with Estimating to transfer bid documents, scope clarifications, and assumptions into the live job file.
- Confirm material specifications, submittal requirements, and any owner/GC-specific documentation requirements at kickoff.
Execution
- Coordinate manpower, materials, and sequencing with the Membrane and Metal Project Managers.
- Communicate regularly with Field Supervisors on progress, manpower needs, and jobsite conditions.
- Monitor progress against schedule and budget and flag variances early.
- Resolve field questions, site conditions, and scope clarifications in real time, escalating as needed.
- Confirm safety and quality standards are being followed on site.
- Track material orders, deliveries, and logistics to keep crews productive.
Contract Admin
- Maintain complete, accurate job files: subcontracts, certificates of insurance, submittals, and notices.
- Track submittal approvals, RFIs, and documentation required by the GC or owner.
- Ensure compliance with contract terms — payment terms, retainage, notice deadlines, and lien waiver requirements.
- Coordinate and advise AR of job status for accurate and timely submission of pay apps
- Keep Knowify job records current and reconciled with actual contract and billing status.
Change Orders
- Identify scope changes or unforeseen conditions in the field and document cost and schedule impact.
- Prepare change order requests and submit to the GC or owner for approval.
- Track change order status and hold additional work until written approval is received.
- Update the Knowify budget and schedule to reflect all approved changes.
Items to Complete
- Maintain and actively manage the punch list for each active project.
- Coordinate remaining work items with crews and production managers to drive projects to completion.
- Track outstanding materials or equipment needed to finish remaining scope.
- Communicate realistic completion timelines to the customer.
Closeout
- Coordinate final inspection with the GC/owner and internal quality control.
- Collect and submit closeout documentation: warranties, O&M manuals, as-builts, and final lien waivers.
- Confirm final billing is complete and reconciled in Knowify.
- Verify the punch list is fully resolved and signed off by the customer.
- Archive the completed job file and confirm warranty registration is submitted.
Key Relationships
- Reports to the Chief of Operations.
- Serves as the primary point of contact for customer GCs and building owners throughout the project.
- Coordinates with Estimating on scope and budget handoff at project award.
- Coordinates daily with Membrane and Metal Project Managers on scheduling, materials, and logistics.
- Coordinates with Field Supervisors on day-to-day execution and site conditions.
- Coordinate with AP to identify and earmark capital requirements.
- Coordinate with Finance to ensure proper and timely invoicing as well as capital requirements for material and equipment procurement.
Qualifications
- Bachelor's degree in construction management, project management, or a related field is a plus, but not required with appropriate industry experience.
- Prior experience managing commercial roofing projects preferred; familiarity with TPO/PVC single-ply membrane and metal roofing systems is a plus.
- Experience with Knowify or similar construction project management software is a plus.
- Strong communication skills and a collaborative, team-first approach — must work well with production managers, field crews, estimators, and customers alike.
- Highly organized and detail-oriented, with the ability to manage multiple concurrent projects.
- Valid driver's license, with the ability to travel to jobsites as needed.
Work Location
This is an in-person position based in Buford, GA, with regular travel to active jobsites within the service area.
