Job Summary
We are seeking a detail-oriented and customer-focused Escrow Officer to support our escrow team with residential and/or commercial real estate transactions. The ideal candidate is highly organized, and able to provide exceptional service to clients, lenders, agents, and internal staff throughout the closing process. Fluent in both English and Spanish is preferred, but not a requirement.
Key Responsibilities
- Open and manage escrow files for residential and/or commercial real estate transactions.
- Review purchase contracts, escrow instructions, title commitments, and related closing documents.
- Coordinate with buyers, sellers, real estate agents, lenders, title companies, attorneys, and other parties.
- Prepare settlement statements, closing disclosures, escrow instructions, and other closing documents.
- Receive, verify, and account for earnest money, lender funds, and other escrow deposits.
- Calculate prorations, taxes, commissions, loan payoffs, fees, and other closing costs.
- Ensure all conditions and documentation are satisfied before funds are released.
- Conduct or coordinate real estate closings and obtain required signatures.
- Disburse funds accurately and in accordance with escrow instructions.
- Coordinate the recording of deeds, deeds of trust, releases, and other documents.
- Maintain accurate escrow records and ensure compliance with company procedures and applicable federal and state regulations.
- Identify and resolve title, funding, documentation, or closing issues to keep transactions on schedule.
- Provide responsive customer service and communicate transaction status to all appropriate parties.
Qualifications
- Previous escrow, title, mortgage, or real estate closing experience.
- Strong knowledge of real estate transactions and closing procedures.
- Familiarity with title documents, lender requirements, and escrow accounting.
- Excellent attention to detail and organizational skills.
- Strong written and verbal communication skills.
- Ability to manage multiple transactions and deadlines simultaneously.
- Proficiency with escrow/title software and Microsoft Office or similar applications.
- Escrow licensing or certification where required by state law.
