What You'll Do
As our Repair & Maintenance Manager, you'll serve as the primary point person for maintenance operations, ensuring our homes remain safe, functional, and well-maintained.
Key Responsibilities
- Manage and prioritize incoming maintenance requests from residents and property managers.
- Diagnose maintenance needs and determine appropriate repair solutions.
- Obtain, review, and approve vendor estimates for accuracy, scope, and cost-effectiveness.
- Coordinate and schedule repairs with vendors, contractors, tenants, and internal team members.
- Oversee vendor performance and ensure all work meets company quality standards.
- Conduct property inspections, including move-in, move-out, maintenance, and periodic inspections.
- Verify completion and quality of repairs through follow-up inspections and documentation.
- Identify preventative maintenance opportunities that protect property value and reduce long-term costs.
- Coordinate appliance purchases, installations, replacements, and warranty claims.
- Maintain vendor records, insurance documentation, licensing compliance, and performance tracking.
- Accurately document maintenance activities using Buildium and other property management systems.
- Respond to urgent maintenance situations and coordinate emergency repairs as needed.
- Collaborate with ownership and leadership to improve maintenance processes and service delivery.
What We're Looking For
Preferred Qualifications
- 3–5+ years of experience in property management, residential construction, facilities maintenance, renovations, or a related field.
- Strong understanding of residential building systems, repair practices, and maintenance troubleshooting.
- Ability to evaluate repair scopes, contractor proposals, and project costs.
- Experience managing vendors and holding contractors accountable for quality work.
- Excellent organizational skills and attention to detail.
- Strong communication and customer service abilities.
- Comfortable working independently and spending the majority of the day in the field.
- Experience with Buildium or other property management software preferred.
- South Carolina Property Management License strongly preferred, or willingness to obtain one.
- Valid driver's license and reliable transportation.

Compensation & Benefits
Salary: $50,000 – $60,000 annually, based on experience
Schedule:
- Monday – Friday
- 10:00 AM – 6:00 PM
- Potential transition to 9:00 AM – 5:00 PM after successful onboarding and establishment in the role
