Amber Court Assisted Living is seeking a hands-on Maintenance Director to oversee the daily operation and upkeep of our community. This position is responsible for supervising maintenance support staff and porters/housekeepers while actively performing skilled maintenance, repairs, and preventative maintenance throughout the building. The ideal candidate is a working supervisor who leads by example, has strong carpentry and building maintenance skills, and can coordinate with outside contractors to ensure the safety, appearance, and functionality of our community. Essential Responsibilities Leadership
- Supervise and direct the daily activities of porters and maintenance staff.
- Assign daily work orders and maintenance priorities.
- Inspect completed work to ensure quality and timely completion.
- Train, coach, and develop maintenance support staff.
- Assist with scheduling and prioritization of projects.
Building Maintenance
- Perform general building repairs and preventative maintenance.
- Repair drywall, tape, spackle, sand, and paint interior and exterior surfaces.
- Perform carpentry repairs including hanging and adjusting doors, repairing trim, cabinetry, and other woodwork.
- Repair windows, locks, hardware, flooring, ceiling tiles, and other building components.
- Install shelving, grab bars, signage, fixtures, and equipment.
- Complete minor plumbing repairs including faucets, toilets, drains, and shut-off valves.
- Complete basic electrical repairs including switches, outlets, lighting fixtures, and ballasts (where permitted by law).
- Perform routine HVAC preventative maintenance and troubleshoot minor issues.
- Respond to emergency maintenance requests.
Facility Operations
- Conduct routine inspections of the building and grounds.
- Maintain a safe, clean, and attractive environment for residents, visitors, and staff.
- Monitor inventory of maintenance supplies and equipment.
- Ensure work orders are completed accurately and timely.
- Maintain compliance with Life Safety Code, OSHA standards, and state regulatory requirements.
Vendor Management
- Coordinate with outside vendors and contractors.
- Schedule repairs and preventative maintenance services.
- Monitor contractor performance and verify work completion.
- Obtain quotes when requested.
- Communicate project updates to leadership.
Building Systems Knowledge
Working knowledge of:
- HVAC systems

- Emergency generators
- Domestic hot water systems
- Elevators
- Building automation systems (preferred)
- Safety and life safety equipment
Qualifications
- High school diploma or GED required.
- Five (5) years of commercial building maintenance experience required.
- Previous supervisory or lead experience preferred.
- Strong carpentry, painting, drywall, and general construction skills.
- Ability to troubleshoot building systems.
- Experience working with outside contractors and vendors.
- Excellent communication and organizational skills.
- Ability to prioritize multiple projects in a fast-paced environment.
Physical Requirements
- Frequently lift up to 75 pounds.
- Climb ladders and stairs.
- Bend, kneel, crawl, and work in confined spaces.
- Work indoors and outdoors in varying weather conditions.
- Ability to respond to emergency calls outside normal business hours when needed.
Preferred Experience
- Assisted Living, Skilled Nursing, Healthcare, Hospitality, Multifamily Housing, Hotel, or Commercial Building Maintenance experience.
- OSHA 10 or OSHA 30 certification preferred.
- Experience with preventative maintenance software or work order systems.
