CS Construction is seeking an experienced Construction Superintendent with a strong background in residential housing developments. This position is best suited for a hands-on field leader who understands the pace, coordination, and quality expectations involved in large-scale multifamily, apartment, townhome, or production housing projects.
The Superintendent will be responsible for managing daily field operations, coordinating subcontractors, maintaining the project schedule, enforcing safety and quality standards, and ensuring work is completed efficiently and in accordance with the plans and specifications.
Key Responsibilities
- Lead and manage daily construction activities from mobilization through project completion.
- Coordinate subcontractors, suppliers, inspections, deliveries, and site logistics.
- Develop and maintain short-term schedules that support the overall project schedule.
- Identify upcoming needs, potential delays, and sequencing conflicts before they affect the project.
- Conduct regular site walks to monitor safety, quality, productivity, and compliance with project documents.
- Review plans, specifications, submittals, and RFIs to ensure work is completed correctly.
- Work closely with the Project Manager and Project Engineer to resolve field issues and communicate project needs.
- Lead subcontractor meetings, safety meetings, and field coordination discussions.
- Monitor punch-list completion, unit turnover, and closeout activities.
- Maintain accurate daily reports, progress documentation, and project records.
- Build positive working relationships with owners, subcontractors, inspectors, design teams, and internal project staff.
- Represent CS Construction professionally with clients, project partners, and the surrounding community.
Required Experience and Qualifications
- At least five years of experience in a construction superintendent or comparable field leadership role.
- Direct experience managing residential housing developments, such as apartments, multifamily housing, townhomes, subdivisions, or production housing.
- Strong understanding of residential construction sequencing, building systems, inspections, and unit turnover.
- Experience coordinating multiple subcontractors and managing work across several buildings, units, or phases.
- Ability to read and interpret plans, specifications, schedules, and contract documents.
- Strong scheduling, organization, communication, and problem-solving skills.
- Proven ability to hold subcontractors accountable while maintaining productive working relationships.
- Working knowledge of construction safety requirements and quality-control practices.
- Comfortable using construction technology for reporting, plan review, scheduling, and project communication.
- Valid driver’s license and an acceptable driving record.
Preferred Qualifications
- Experience with large-scale multifamily or apartment construction.
- Experience managing wood-framed residential developments.
- Proficiency with Procore, Microsoft Project, or similar construction-management software.
- OSHA 30 certification.
- Experience overseeing projects from site development through final turnover.
