We are seeking a reliable, skilled Maintenance Technician to service scattered-site residential rental properties. This position requires traveling between multiple properties throughout the day, so dependable transportation and a valid driver’s license are required. Candidates must have their own tools and be comfortable working independently while managing a variety of maintenance and repair tasks.
The ideal candidate has strong troubleshooting skills and hands-on experience in plumbing, electrical repairs, carpentry, and general property maintenance. Candidates must also be comfortable using a mobile app to receive, update, and complete work orders throughout the day.
Responsibilities
- Perform general maintenance and repair work at multiple residential properties
- Diagnose and troubleshoot maintenance issues efficiently and professionally
- Receive, manage, and complete work orders through a mobile app
- Update work order status, notes, and photos as needed using company software
- Complete electrical repairs including switches, outlets, lighting fixtures, ballasts, and basic wiring issues
- Perform plumbing repairs including clogged drains, faucets, toilets, sinks, pipes, tubs, showers, and water heaters
- Complete basic carpentry work including doors, locks, trim, moldings, drywall, and minor painting
- Perform basic HVAC troubleshooting and minor repairs
- Maintain clean, safe, and organized work areas
- Communicate effectively with tenants, property managers, and team members
- Prioritize and complete work orders across multiple sites daily
Qualifications
- Minimum 3 years of property maintenance or related experience
- Strong knowledge of:
- Electrical troubleshooting and repairs
- Plumbing repairs
- Basic carpentry
- Drywall and painting
- General maintenance procedures
- Basic HVAC knowledge preferred
- Comfortable using smartphone apps and mobile technology for work orders and communication
- High school diploma or GED required
- Trade certifications (HVAC, electrical, etc.) are a plus
- Valid driver’s license and reliable transportation required
- Must provide own tools
- Ability to work independently with minimal supervision
- Strong communication and customer service skills
- Ability to lift, climb ladders, and perform physical labor throughout the day
Work Environment
- Travel between scattered-site residential properties throughout the workday
- Fast-paced, hands-on work environment
- Overtime and flexible scheduling may occasionally be required
