Building Superintendent – Co-Op (Live-Out, Full-Time)
Salary: $50,000 – $65,000 per year Job Type: Full-Time, 5 days per week Location: [Sayville, NY] Schedule: Monday–Friday, [40 HOURS], with on-call availability for emergencies (evenings/weekends as needed)
About the Position
Our cooperative building is seeking an experienced, reliable, and hands-on Building Superintendent to oversee the day-to-day maintenance and operations of the property. This is a live-out position — you do not need to reside in the building, but you must be available and responsive for emergency calls outside of normal working hours.
The ideal candidate is a proactive problem-solver with strong technical skills, a professional demeanor with residents and the Board, and a track record of keeping a building running smoothly.
Responsibilities
- Perform routine building maintenance, minor repairs, and preventive upkeep (plumbing, electrical, HVAC, carpentry, painting, etc.)
- Respond promptly to resident maintenance requests and building emergencies, including after-hours and weekend calls
- Monitor and maintain building systems: boiler/heating, elevators, sump pumps, fire/life safety equipment, etc.
- Conduct Bi-monthly cleaning of all buildings: vacuum vestibules and hallways, wipe down walls, laundry room: sweep/mop floors, wipe down machines, and empty garbage.
- Coordinate and supervise outside contractors and vendors for larger repairs or capital projects
- Manage trash/recycling removal and building supply inventory
- Conduct regular inspections of the building's mechanical systems and common areas
- Assist the Board and/or managing agent with building projects, violations, and compliance items
- Maintain accurate records of maintenance work, repairs, and inspections
- Handle snow removal, seasonal maintenance, and other exterior upkeep as needed
- Respond to and manage building emergencies (water leaks, power outages, lockouts, etc.) even outside scheduled hours
Qualifications
- Minimum 3–5 years of experience as a building superintendent, or maintenance professional in a residential co-op, condo, or rental building
- Working knowledge of plumbing, electrical, HVAC, and general building systems
- Ability to lift/move heavy equipment and perform physical tasks
- Strong communication skills and professionalism when interacting with residents and the Board
- Reliable, punctual, and able to respond quickly to after-hours emergencies
- Basic computer skills for logging maintenance requests/reports
- Valid driver's license is required.
