Job Title: Property Manager
Overview:
We are seeking a highly organized, detail-oriented, and motivated Property Manager to oversee the day-to-day operations, maintenance, and long-term planning of our properties. This role requires a proactive leader who can manage budgets, coordinate vendors and subcontractors, direct the property management team, and ensure that all aspects of property management—from landscaping to renovations—are executed efficiently and professionally. The ideal candidate possesses excellent people skills, clear communication abilities, and a proven ability to lead teams and manage multiple projects simultaneously.
Key Responsibilities:
- Team Leadership & Oversight:
- Direct and support the property management team in daily operations.
- Utilize Upkeep software to schedule, assign, and track requests and work orders.
- Ensure timely follow-up and completion of all maintenance and service items.
- Vendor & Subcontractor Management:
- Solicit and evaluate bids for landscaping, snow plowing, general maintenance, and renovation projects.
- Serve as the primary liaison between ownership, tenants, subcontractors, and vendors.
- Ensure vendors follow Standard Operating Procedures (SOPs) of all companies.
- Project Management & Operations:
- Create schedules and timelines to execute each phase of maintenance and renovation projects.
- Manage project budgets, track expenses, and report regularly on financial status.
- Prepare, maintain, and review close-out documents, including as-built drawings and warranties.
- Develop punch lists and ensure timely completion of outstanding items.
- Maintain accurate and organized meeting minutes, logs, and reports.
- Create, update, and manage Excel documents and databases for tracking tasks and progress.
- Property Oversight & Tenant Relations:
- Schedule and coordinate tenant move-ins and move-outs.
- Ensure properties are well-maintained and meet company standards.
- Address tenant inquiries and resolve issues promptly and professionally.
- Communication & Collaboration:
- Lead and support on-site teams, subcontractors, and vendors to achieve property goals.
- Foster positive relationships with tenants, vendors, ownership, and internal teams.
- Communicate updates, progress, and challenges clearly and regularly with all relevant parties.
Qualifications:
- Proven experience in property management, construction management, or related field.
- Strong knowledge of property maintenance, vendor coordination, and project close-out documentation.
- Experience utilizing work order management software (Upkeep preferred).
- Highly organized with exceptional attention to detail.
- Excellent written and verbal communication skills.
- Proficiency in Microsoft Office (Excel, Word, Outlook) and property management software.
- Ability to multitask, prioritize, and meet deadlines.
- Strong leadership and interpersonal skills for team and vendor management.
Preferred Skills:
- Experience in budget management and financial reporting.
- Knowledge of construction processes and as-built documentation.
- Familiarity with Standard Operating Procedures (SOPs) in property or facilities management.
Job Type: Full-time
Pay: $75,000.00 - $95,000.00 per year
