Facilities Manager – Medical Office Buildings Overview
We are seeking a highly skilled and experienced Facilities Manager to lead building engineering operations across a portfolio of Medical Office Buildings. This leadership role is responsible for overseeing facility maintenance, building systems performance, regulatory compliance, and tenant satisfaction while managing a team of engineers and maintenance professionals. The ideal candidate will possess strong technical expertise in commercial building systems, proven facilities management experience, and a commitment to delivering a safe, reliable, and efficient healthcare environment.
Responsibilities
- Lead, mentor, and develop a team of building engineers and maintenance staff, fostering a culture of safety, accountability, and exceptional service.
- Direct all facility operations and maintenance activities for medical office buildings, ensuring optimal performance of critical building systems.
- Oversee the Computerized Maintenance Management System (CMMS) to manage work orders, preventive maintenance schedules, asset tracking, and operational reporting.
- Develop and implement preventive and predictive maintenance programs for HVAC, electrical, plumbing, life safety, and building automation systems.
- Ensure compliance with all applicable healthcare facility regulations, building codes, environmental standards, and safety requirements.
- Conduct routine inspections of building systems and common areas to identify operational issues and implement corrective actions.
- Manage vendor relationships, service contracts, and third-party contractors to ensure quality performance and cost-effective service delivery.
- Oversee emergency response procedures and coordinate corrective actions related to critical building system failures.
- Collaborate with property management, tenants, and ownership groups on capital improvement projects, tenant improvements, facility upgrades, and building renovations.
- Review and interpret construction documents, technical specifications, and engineering drawings to support maintenance and project activities.
- Monitor utility consumption and building performance metrics to identify opportunities for energy efficiency and operational improvements.
- Prepare operating budgets, capital expenditure recommendations, and maintenance forecasts.
- Maintain a high level of tenant satisfaction by ensuring responsive service and reliable building operations that support healthcare providers and their patients.
Qualifications
- Bachelor's degree in Engineering, Facilities Management, Building Systems, or a related field preferred.
- Minimum of 5–10 years of experience in commercial building operations, facilities management, or property engineering, with experience supporting Medical Office Buildings, healthcare facilities, or Class A commercial properties preferred.
- Demonstrated leadership experience managing engineering, maintenance, or facilities teams.
- Strong knowledge of HVAC, electrical, plumbing, fire/life safety, building automation, and emergency power systems.
- Experience utilizing CMMS platforms and building management systems (BMS/BAS).
- Working knowledge of healthcare facility regulations, accreditation standards, and life safety requirements preferred.
- Proven ability to manage multiple priorities, capital projects, vendors, and operational budgets.
- Excellent communication, customer service, and interpersonal skills.
- Strong analytical and problem-solving abilities with a focus on operational excellence and continuous improvement.
