JOB SUMMARY: The Homeowner Association Manager must understand the importance of providing outstanding customer service and be able to interact effectively with owners and community boards of directors. The Homeowner Association Manager must have detailed knowledge of governing documents (CCRs, Bylaws, Design Guidelines, and Policies), and of the Colorado Common Interest Ownership Act (“CCIOA”). This person must have good, honest character and a willingness to learn and grow and to support our company values. This position requires a high level of technical proficiency and accuracy.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Included in this job are the following job specifications. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- Assist with coordination of all community-related meetings, including Board of Directors and Annual Members Meetings, including attendance at such meetings, and preparation of all related and/or required meeting notices,
- Acts as liaison between the owners, Associations and the management company, maintaining positive communications activities, including an open line of communication between all parties,
- Prepare periodic board packets that include: financial information, board minutes, agenda, and vendor proposals,
- Direct annual budget process to include; reviewing revenue and expense detail, projections fund balance needs, through approval by board of directors and ratification by owners,
- Perform community inspections as required,
- Take minutes at Association board meetings, member meetings, and special meetings,
- Ensure accurate contact information for all owners in the billing system and Association directories. Updates the various databases when contact information changes,
- Assist with various forms of communication to owners, including flyers, emails, letters, website, etc.
- Administer the insurance programs for each property, working in conjunction with the Board of Directors and the Association’s insurance broker or advisor. Records all incidents and submits to the insurance company. Manages all claims and notices with appropriate follow-up as necessary,
- Adhere to client contracts.
- Ensures that Board members in assigned communities receive frequent and personal contact, drives the Board’s directives and runs the Association’s business, provides financial updates, maintenance updates, maintains an onsite presence as much as possible, provides solutions and improvement(s) recommendations to the Board, and interacts with the clientele with speed, professionalism and expertise.
- Establishes expectations and sets standards around the company's general policies and procedures, with each community’s Board of Directors.
- Ensures all vendors live up to contractual obligations with the Association.
- Takes charge of their personal communications by being responsive to emails/voicemails without letting either inbox run amok, having a response time of 48 hours.
**Must have experience in the HOA management industry.

Pay: $62,000.00 - $65,000.00 per year
