POSITION SUMMARY
The Maintenance Technician maintains the day-to-day operations and to assume responsibility for maintaining the physical asset of the property under the direction of the Community Manager.
ESSENTIAL FUNCTIONS

- Responsible for the timely completion of all maintenance service requests as assigned
- Complete make-ready process of vacant apartments which may include painting, appliance repairs, replacing or repairing linoleum, carpet or carpet cleaning, replace window coverings, minor plumbing, and cleaning unit.
- Maintain inventory controls for cost effective operations
- Schedule and complete preventative maintenance
- Assist in monitoring all work being performed by outside contractors
- Responsible for 24-hour emergency maintenance service as scheduled
- Complete grounds works, which may include picking up trash, sweeping curb and dumpster areas and maintain landscaping through mowing lawn and/or snow removal, and spray/pull weeds
- Replace washers, faucets and seals on malfunctioning plumbing equipment; repair leaky faucets and clean clogged drains
- Install and repair sprinklers
- Maintain monthly inspection and maintenance of building and HVAC roof motors and fans and replace as needed; clean, grease and paint all equipment used in heating and ventilation
- Perform minor electrical work not requiring a licensed electrician such as replacing light bulbs and fuses
- Assist in minor carpentry and repair work
- Apply paint, varnish and stain to all types of surfaces in order to protect and beautify surfaces using appropriate tools and equipment
- Maintain machinery, equipment and tools by cleaning, lubricating, greasing, oiling to ensure optimum working order
- Maintain and keep clean the spa and pool areas
- Carry on-call cell phone for on-call maintenance
- Inspect fire extinguishers
- Responsible for alerting Community Manager of any unusual occurrence and/or damage that have taken place or that may occur
- Complete payroll time sheets and mileage reimbursement and submit to manager
- Maintain a professional courteous manner with all residents, vendors, contractors and fellow employees
- Assure safety standards are used which comply with all company, local, city, state and federal guidelines
- Ensure compliance of all work related activities in a fair, ethical and consistent manner
- Ability to exert 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly
