Job Summary
We are seeking a proactive and skilled Maintenance Technician to join our dynamic team! Responsible for the maintenance and repair of the buildings and grounds to maintain proper care of the assigned community in accordance with current federal, state, and local standards/regulations and company policies. Duties:
- Directs the maintenance and upkeep of the buildings and grounds. Inspects completed work for conformance to standards and policies.
- Implements preventative maintenance programs. Coordinates compliance with local, state and federal building codes, SDS, department of health regulations, and fire codes.
- Conducts regular inspections of life safety systems, including fire extinguishers and sprinkler systems. Inspect, maintain and test fire alarms, and maintain appropriate records of test results
- Coordinates annual apartment/room maintenance schedule and completion. Oversees necessary repairs and maintenance in apartments/room and common areas including refurbishment for move-ins.
- Ensures the outside of the property is maintained, including landscaping, and garbage/trash removal.
- Prepares and follows approved budget. Tracks utility consumption and expense files.
- Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance.
- Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.
- Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions
- Assess property damage and file property damage claims in accordance with company policy.
- Responds appropriately to resident or community emergencies by assisting as needed.
- Maintains office, shops and mechanical areas within company standards.
- Maintains scheduled and unscheduled maintenance on, but not limited to: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
- Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
- Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs.
- Repairs and maintains vacated rooms in a timely manner. This includes painting walls and cleaning carpets.
- Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
- Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
- Repairs walls, floor coverings, doors, and wood work in the common areas of the community.
- Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.
- Be on call 24/7
- Be available during natural disasters
- Participate in orientations for employees relating to environmental service
Skills:
- Strong mechanical knowledge with experience in mechanical systems repair and maintenance.
- Proven appliance repair skills with a focus on refrigeration and kitchen equipment.
- Ability to interpret schematics, technical manuals, and HVAC/R system diagrams effectively.
- Hands-on experience with HVAC system repair, air conditioning units, and refrigeration technology.
- Excellent customer service skills with the ability to communicate clearly with team members and clients.
- Knowledge of HVAC & appliance technology trends and best practices for maintenance.
- Experience working with maintenance operations (MRO), equipment repair, installation processes, and safety standards.
- Valid driver’s license with experience operating company vehicles safely.
