Overview
Grayham PM is a growing property management company seeking a highly skilled and service oriented Maintenance Technician to join our growing maintenance team. Our rental properties consist of roughly 750 units from apartment complexes to single family homes, spread across a 1 hour perimeter of the Eau Claire region.
In this role you will be responsible for all general maintenance and repairs for a group of residential properties across a smaller sub region. This position typically works on an individual basis in the field but will occasionally require team work and collaboration with other technicians or the Maintenance Coordinator. Each Maintenance Technician is assigned work orders by the Maintenance Coordinator but are responsible for scheduling service appointments with the tenants using AppFolio, and doing follow up communication with tenants as needed.
The ideal candidate will possess a strong background in general maintenance and handyman skills such as basic plumbing, basic electrical, familiarity with water heaters, heating systems and other apartment repairs. This position requires excellent organizational and time management skills as well as the ability to troubleshoot and solve problems.
Responsibilities
- Maintain accurate records of maintenance activities using AppFolio
- Manage your own daily schedule
- Complete work orders in a timely and professional manner to ensure tenant satisfaction.
- Clearly and professionally communicate with tenants, the Maintenance Coordinator and other staff as needed.
- Adhere to company policies, procedures and safety protocols during all tasks.
- Availability to be on call (on rotation, 1 week every 6 weeks).
- Respond promptly to emergency maintenance requests (during on call rotation)
- Perform other duties as assigned.
Experience
- High School Diploma or GED preferred
- Valid driver’s license and clean driving record
- 2+ years of experience as a maintenance technician within a residential setting
- Ability to lift 50+ lbs and work in maintenance environments
- Strong background in basic plumbing (toilets, faucets, leaks, drain issues)
- Basic electrical troubleshooting
- HVAC knowledge and troubleshooting
- Familiarity with water heaters and other general apartment repairs
- Proficiency in various repair techniques
- Clean personal background/ criminal record
- Valid driver's license & maintenance of good driving record at all times
Skills & Abilities
- General handyman skills
- Ability to work independently with minimal supervision
- Ability to diagnose problems from tenant descriptions and photos
- Ability to communicate clearly and in a professional manner
- High level of organization and attention to detail
- Ability to work effectively as a team
- Ability to use an app to manage work orders and communicate with tenants (experience with AppFolio is a plus)
