Residential Construction Project Manager
Company Location: San Carlos, CA (Office-Based with Local Peninsula Job Site Visits)

Pay Range: $135,000 – $165,000 per year base pay + performance bonuses up to $30,000
About the Role
We are seeking an experienced, structured Residential Construction Project Manager to oversee a steady pipeline of smaller, high-end residential remodeling projects ($5M–$7M total active portfolio) across San Mateo and Santa Clara counties.
Operating primarily from our San Carlos office with regular field site visits, you will serve as the primary owner for overall project execution, subcontractor coordination, timeline management, purchasing/order verification, and margin protection.

Key Responsibilities
- Project Oversight: Manage multiple active residential remodeling projects concurrently from pre-construction through final punch list and homeowner handoff.
- Schedule & Flow: Build, update, and enforce project construction schedules to keep trades, material deliveries, and inspections aligned.
- Budget & Margin Control: Monitor project job costs and manage scope creep to ensure jobs land at or above target gross margins.
- Change Order Management: Identify and document scope changes, price cost/schedule impact, obtain homeowner approval before proceeding, and update budget and schedule tracking accordingly.
- Site Management: Conduct weekly site walks across active projects to audit trade partner quality, site safety, and schedule progress.
- Stakeholder Communication: Maintain clear, structured communication with homeowners, architects, engineers, and field crews.
- Vendor & Subcontractor Relations: Qualify, schedule, and hold accountable local subcontractors, trade partners, and material suppliers.
Qualifications & Requirements
- Experience: 7–10 years of hands-on project management experience in residential remodeling or custom home construction.
- Track Record: Proven success managing multiple active job sites concurrently with a combined annual volume of $5M+.
- Technical Skills: Ability to read and interpret architectural plans, structural engineering documents, and detail specifications.
- Software: Proficiency with construction project management software (e.g., Buildertrend, CoConstruct, Procore, or similar).
- Local Expertise: Familiarity with Bay Area building codes, permitting processes, and local trade subcontractor networks.
- Logistics: Valid Driver's License, reliable personal transportation for site visits, and a clean driving record.
Pay: $135,000.00 - $165,000.00 per year
