Summary:
Oversees the maintenance departments. Assign work orders and follow up to ensure completion.
Performs necessary repairs and preventative maintenance to preserve all buildings
And equipment at a peak level of operation and appearance at the most reasonable
Level of expense possible. Directly supervises the daily site physical plant Operations and the staff performing its maintenance. Performs and direct repairs and/or replacements of all mechanical and structural systems contained within the respective property. You must be proud of the environment you control.

Dimensions: Responsible for the leadership and direction of all site maintenance through the guidance of the Property Manager. Provides day to day written and verbal instruction to the staff on all aspects of the building and site operation and ensures quality service to the residents. Uses company-supplied materials and equipment and understands and conveys manufacturer’s recommendations and directions regarding same to others. This is a line position with direct impact on company funds.
Essential Duties:
- Monitors completion of make-ready units and updates weekly availability, as needed.
- Trouble-shoots, diagnoses, and corrects major heating failures (i.e., replace heat strips, etc.).
- Completes preventive maintenance as necessary.
- Trouble-shoots, diagnoses, and corrects major appliance failures (i.e., change out or repair
- Dishwasher motors, garbage disposals, ice makers, stove elements, thermo-couplings, etc.).
- Completes major electrical repairs and/or supervise outside contractors. May work with high Voltage 110-220 volt.
- Completes plumbing repairs.
- Completes major carpentry, glass and sheet rock repairs (i.e., remove/replace door frames, patch holes in sheet rock, apply texture, repair subfloors, repair cabinets, etc.) and makes all attempt to repair.
- Completes major repairs and/or supervises outside contractors. Must be willing and able to inspect all areas of the property for determination of problems and/or verify work performed by outside contractors.
- Continuously inspects the property (including nighttime inspections) for safety hazards that pose a liability or potential liability and corrects immediately.
- Inspects the site and building regularly, becoming familiar with inherent problems and repairing same while performing daily duties as directed by the Property Manager and Regional/corporate executives.
- Keeps an adequate or thirty-day inventory of needed supplies and completes monthly and reporting as required. Maintains both personal and property tool inventories in good and complete condition. Maintains shop in a neat, safe and orderly condition.
- Plans and assigns daily tasks for maintenance staff, following up to ensure that the plan and priorities are met. Meets daily with Property Manager to review same and receive additional instructions.
- Shares on-call duty with Service Technician(s) and is available at all time via pager, unless previous arrangements have been made.
- Provides written and verbal recommendations, based upon performance indicators, for the hiring, firing and counseling of all on-site maintenance staff, although ultimate decision rest with the Maintenance Supervisor.
- Performs resident work orders and service requests as required.
- Provides guidance and training for Service Technicians, Grounds keeping, and Housekeeping Services, incorporate both safety and customer service in all aspects of the job.
- Performs all duties to turnover a unit when a resident vacates, following the move in checklist to ensure all items have been checked and are up to standard before the next resident moves in.
- Incorporates both safety and customer service in the performance of all duties.
- Performs additional reasonable duties as assigned.
- Perform daily maintenance of all common areas.
Marginal Duties:
- Performs landscape maintenance and irrigation system repairs so that landscape areas are tidy, trimmed, and adequately watered. Replaces sprinkler heads digs up and repairs broken lines, adjust time clocks, etc.
- Check Messages on Phone and follow-up with applicants.
- Make appointments with applicants and take applications.
- Performs supplemental exterminations as needed and only as authorized by state, local, or federal regulation in vacant units, ant beds, etc.
- Purchases equipment and supplies as agent of the property, ordering and picking up parts and supplies as requested and approved.
- Repairs/patches carpet and re-stretches, installs vinyl tile, or sheet goods.
- Re-key locks and cuts keys.
- Develop scopes of work for small improvements/services and seek out qualified contractors to bid the work.
- Developing and maintaining relationships with vendors, negotiating pricing, collaborating on approved vendor list. Keeping vendor list updated and publishing the list for the properties.
- Clean up trash, wash siding and windows when needed, mop laundry and office area.
- Mow grass.
- Change lightbulbs.
Scope
The incumbent makes maintenance repair and replacement decisions with Property Manager and Senior Property Manager Collaboration. Incumbent is responsible for the physical condition of the property, its equipment, inventories and maintenance documentation. Incumbent has no authority that is not specifically designated from the Property Manager and/or Senior Property Manager.
Relationship With Others
Has contact with on-site management and office personnel, other service technicians and residents of the property, vendors and outside contractors. May receive direction form corporate and regional management personnel, who work in conjunction with the Property Manager. Participates fully in staff meetings and designated company training programs.
Education and Experience
Must be a high school graduate, or possess equivalency. At least one year of prior apartment maintenance staff experience is required.

Incumbent shall perform his/her duties using standard levels of productivity and dependability, ensuring completion in a timely and zero-defect manner. He/she must be able to direct the work of others, providing clear and consistent verbal and written communication to subordinates and supervisors. Must portray clean, neat, well-groomed professional appearance. Job requires company-approved attire with identification badge in sight. Must be honest, trustworthy, enthusiastic and team/project oriented. Regular attendance is mandatory. The incumbent must be customer service oriented and genuinely support and promote good resident relations and service to the staff and residents.
