Position Summary
The Porter is responsible for maintaining the overall cleanliness, appearance, and curb appeal of the multifamily property while supporting maintenance and leasing operations. This position ensures common areas, grounds, amenities, and vacant units remain clean, safe, and presentable to residents, prospects, and visitors. The Porter plays a key role in resident satisfaction and property appearance standards.
Essential Duties and ResponsibilitiesGrounds & Community Appearance
- Walk the property daily and maintain clean, attractive grounds.
- Pick up trash, debris, and litter throughout the property.
- Empty and maintain trash receptacles and dumpster areas.
- Sweep sidewalks, breezeways, stairwells, parking areas, and common spaces.
- Remove cobwebs and maintain exterior appearance.
- Monitor and report curb appeal concerns.
Common Area Cleaning
- Clean and sanitize:
- Leasing office support areas
- Clubhouse
- Fitness center
- Laundry facilities
- Mail areas
- Restrooms
- Hallways and stairwells
- Dust, mop, vacuum, and maintain interior common areas.
Turn & Vacancy Support
- Assist maintenance team with apartment make-ready activities.
- Remove abandoned items and debris from vacant units.
- Perform basic cleaning of vacant apartments before final inspection.
- Assist with inventory movement and supply organization.
Maintenance Support
- Support maintenance staff with:
- Light painting and touch-up work
- Filter changes
- Pressure washing
- Moving appliances and materials
- General labor tasks
- Report safety hazards and maintenance issues immediately.
Resident Service Support
- Respond professionally to resident requests.
- Assist with package deliveries, notices, and community events when assigned.
- Maintain positive resident interactions and customer service standards.
Safety & Compliance
- Follow company safety policies and OSHA requirements.
- Use personal protective equipment (PPE) as required.
- Maintain safe work areas and proper chemical handling procedures.
- Report incidents, accidents, and property damage promptly.
Qualifications
- High school diploma or GED preferred.
- Previous porter, janitorial, groundskeeping, apartment, or maintenance experience preferred.
- Ability to work independently and as part of a team.
- Basic understanding of cleaning practices and equipment.
- Strong customer service and communication skills.
- Reliable attendance and punctuality.
Physical Requirements
- Frequently stand, walk, bend, kneel, stoop, and climb stairs.
- Lift and carry up to 50 pounds regularly.
- Work indoors and outdoors in varying weather conditions.
- Ability to push, pull, and move equipment and supplies.
Schedule Expectations
- Full-time based on business needs on 2 properties
- May require occasional weekends, holidays, and emergency support.

Job Type: Full-time
Pay: $15.00 - $18.00 per hour
