Role Description
We’re seeking a proactive, detail-oriented Operations Specialist to support the day-to-day performance of our property portfolio. This is a hands-on, field-based role focused on ensuring properties are guest-ready, well-maintained, and operating smoothly.
This role is ideal for someone who enjoys being in the field, takes ownership of their work, and approaches problem solving with a calm and practical mindset. The Operations Specialist works closely with the Operations Manager and collaborates daily with the Reservations and Cleaning teams.
Primary Responsibilities
Property Readiness and Inspections
- Conduct pre-arrival inspections to ensure homes are clean, stocked, and guest-ready
- Identify and resolve issues prior to guest check-in
- Perform move-in and move-out inspections for extended stay guests and document property condition
Maintenance and Repairs
- Perform light maintenance including paint touch-ups, minor repairs, HVAC filter changes, battery and light bulb replacement, and basic troubleshooting of home systems
- Maintain exterior property conditions and safety, including hands-on seasonal tasks such as leaf blowing, snow shoveling, and salting walkways
- Address day-to-day operational issues including appliances, Wi-Fi, HVAC, and smart home systems
- Install and maintain smart locks across the property portfolio
Inventory and Supplies
- Monitor and restock property inventory including linens, towels, and guest supplies
- Purchase and track inventory and related expenses
- Assist with maintaining furnishings including minor repairs, replacements, and basic setup
Logistics and Field Operations
- Transport laundry to and from laundromat locations on a regular schedule
- Support weekly trash and recycling management at assigned properties
- Complete errands and support operational projects as needed
Team Coordination
- Communicate regularly with the Operations Manager regarding property conditions and needs
- Collaborate with the Reservations and Cleaning teams to ensure smooth daily operations and guest readiness
On-Call Support
- Provide after-hours and weekend support for urgent issues as needed on a rotating basis
- Be available to go out to properties after hours to resolve urgent issues
What We're Looking For
- 3+ years’ experience in property management, hospitality, construction, or a related field
- Strong problem-solving skills and the ability to work independently in the field
- High attention to detail and strong organizational skills
- Working knowledge of basic home maintenance and systems
- Comfortable using technology and learning new systems (Operations portal, Google Suite, and property management software)
- Ability to communicate timely and professionally
- Reliable, flexible, and team-oriented
- Availability for regular after-hours and weekend support
- Valid driver’s license and ability to travel between properties regularly

- Employment Type: Full-Time, Non-Exempt
- Location: Combination of in-office and on-site work in the greater Charlottesville area
- Schedule: 32-40 hours per week
- Start Date: As soon as possible
Compensation
- $22 to $28 per hour, based on experience and qualifications
