A well-established property management company is seeking an experienced Maintenance Technician to join our team at a multifamily apartment community in the Venice, Florida area.
This individual will utilize maintenance expertise and customer service skills to ensure the community is maintained in excellent condition and that all physical aspects of the property comply with applicable laws and company standards. Responsibilities include troubleshooting and repairing plumbing, electrical, HVAC, carpentry, appliances, drywall, painting, and other building systems while providing exceptional service to residents. This position operates in compliance with Fair Housing laws and Equal Employment Opportunity guidelines.
Essential Responsibilities
- Troubleshoot and complete resident work orders, prioritizing requests to ensure timely completion.
- Prepare vacant apartment homes for new residents by completing all required make-ready repairs.
- Maintain the property's exterior grounds and assist with seasonal responsibilities, including pool maintenance as needed.
- Conduct routine property inspections and promptly address maintenance concerns.
- Participate in the on-call rotation and respond to after-hours maintenance emergencies as required.
- Attend staff meetings and training sessions as requested.
- Diagnose, repair, and maintain household appliances, including washers, dryers, and water heaters.
- Perform carpentry work, including cabinetry, doors, hardware installation, drywall repair, shelving, and window repairs.
- Troubleshoot and repair electrical components, including outlets, switches, lighting, breakers, photocells, and ballasts, using appropriate testing equipment.
- Safely utilize cleaning chemicals and maintain cleaning equipment in accordance with safety guidelines.
- Perform HVAC maintenance and repairs, including filter changes, coil cleaning, pump replacement, system troubleshooting, refrigerant recovery, charging, evacuation, and replacement of condensers and air handlers.
- Complete basic plumbing repairs, including fixtures, toilets, faucets, water heaters, drain cleaning, and piping repairs using copper, PVC, and CPVC.
- Assist with pool maintenance, including filter cleaning, water testing, chemical balancing, equipment maintenance, and safety inspections.
- Perform other duties as assigned.
Qualifications
- High school diploma or equivalent required.
- Minimum of three (3) years of apartment maintenance or related maintenance experience.
- EPA Type II or Universal Certification is required.
- Strong working knowledge of HVAC, plumbing, electrical, appliance repair, drywall, painting, and carpentry.
- Strong troubleshooting and problem-solving abilities.
- Excellent customer service, communication, and organizational skills.
- Ability to prioritize multiple tasks and work independently.
- Valid driver's license required.
- Must provide the personal hand tools necessary to perform the essential functions of the position.
