JOB OVERVIEW:
Home Nation is a national seller of affordable homes, both factory built and stick built. We are expanding our footprint into the Denver area and are looking for an energetic and knowledgeable construction consultant to assist customers manage their projects.
Our customers obtain their own building permits and manage their own jobs with help from you, the professional construction consultant. You will work under their permit and our liability insurance. However, where obtaining an owner builder permit is not allowed (Eg for an ADU) you must have the ability to pull a building permit for them.
You would inspect the job and ensure that subcontractors work is professional and code and safety standards are maintained.
You and/or our customers source subcontractors with help from our office. We provide the customers, the financing, the engineered prints, expert assistance, and all the back office support you need during the job.
You would start part time managing one or two jobs, and become full time as you prove yourself and as we expanded our footprint in your area.
ABOUT HOME NATION: Home Nation sells and installs Modular and Manufactured factory built homes. We sell to:
- Owner builders who can manage their entire project (Allowed in Denver for homes but not ADUs)
- Owner builders who can manage some of their project but need help with the initial permitting and foundation.
- Buyers who want us to coordinate their entire project.
REQUIREMENTS: Successful candidates will be able to help all 3 customers. They will have a documented track record of managing new residential projects and a solid grasp of construction fundamentals in all trades, as well as their own construction experience (preferably in a trade). References will be required and diligently reveiwed, along with examples of your projects. Preference will be given to candidates who have a GC license, but that is not required. Candidates will also be:
A self motivated ‘problem solver’
A ‘People-person’ with strong written and verbal communication skills.
Able to keep accurate records and document every phase of the job.
Build a thorough project budget for each job up front, and track it carefully throughout the job with written change orders for any variances.
Good with keyboard and internet skills.
Knowledgeable about every trade and able to manage subcontractors.
Able to obtain and evaluate subcontractor bids.
Able to stay in touch with management on every aspect of each project.
Your job will be to locate and hire subcontractors, and manage their performance. The Home Nation Construction Department will be assisting you to locate subcontractors in your area, either from our database, or one that you will help build for us.
Projects will typically need at least 3 site visits for a simple mobile home, or possibly weekly visits for a site built home. This can be done using local inspectors, or may involve driving and staying overnight on occasion if you are in the same State. The Home Nation Construction Department will be assisting you to locate subcontractors in your area.
COMPENSATION: Compensation is negotiable but Home Nation generally pays between $5,000 and $7,000 to manage a simple mobile home installation, and $10,000 per stick built home to assist the homeowner to obtain and coordinate subcontractors. A CC is generally able to manage between 15 - 30 jobs per year in this manner. This is equal to as much as $90 per hour.
