The Porter will be responsible for the upkeep of the property to enhance and maintain its curb appeal for Harwood International’s Class A buildings. They will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
Job Functions
- Checks and replaces exterior lighting on a regular basis.
- Always maintains awareness of proper safety precautions.
- Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
- Aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
- Ensures that storage areas always remain locked when not in use.
- Physically walks the property on a frequent basis and removes litter, debris, cigarette butts, and pet droppings from the ground.
- Always keeps all areas neat and free of litter.
- Responsible for the upkeep of the dumpster / compactor.
- Details property on a regular basis.
- Assists with “make-ready” duties by request of manager or senior maintenance technician.
- Helps clean and maintain storage and shop areas.
- Completes minor routine service requests upholding the set of rules and procedures in place.
- Walk assigned lot(s) and pick up trash and check for cleanliness.
- Pick up all trash outside of building including motor court, ground floor exterior, bridge, visitor ramp, and exterior stairwells. Pick up any debris including cigarette butts around the grounds and in flower beds.
- Wipe down any dirt or water marks on the glass railing and black granite stone around property.
- Check garage elevator landing and garage ceilings for cobwebs.
- Sweep and buff any stains at the elevator entrance.
- Check trash cans and empty when needed.
- Wipe down the tops of the lighting bollards that are located on the motor court, exterior parking ramp, and bridge.
- Straighten the exterior patio furniture and cushions. Chairs should be pushed under the tables.
- Ensure dumpster area is clean and all trash is in dumpster.
- Clean stainless-steel metal around the main lobby entrances and the metal columns.
- Power wash driveways as needed.
- Assist Engineering when needed.
Required Education & Experience
- High School diploma or equivalent.
- Must be able to be on feet 65-100% of the time.
- Knowledgeable and skilled in the safe use of maintenance of hand tools, user-moved aids, and power tools.
- Must be able to perform following physical requirements: Physical demands include walking and standing, climbing, bending, kneeling to repair/maintain by hand, push and pull objects, lift, and move objects (up to 50 lbs.), repetitive bending and lifting, and repetitive arm movements.
- Bend/Stoop/Squat/Kneel Perform routine maintenance/repairs, pick up debris.
- Climb Stairs Routine duties require access to all levels.
- Push or Pull Move equipment, appliances, open and close doors, etc.
- Reach above Shoulder Perform routine maintenance/repairs, stock and remove equipment.
- Climb Ladders Perform routine maintenance/repairs.
- Grasp/Grip/Turning Handle tools and equipment perform routine maintenance/repairs.
- Finger Dexterity Handle tools and equipment perform routine maintenance/repairs.
