Essential Functions:
- Oversees all construction project activities, coordinates with all construction trade supervisors and leaders to administer good construction safety practices while on-site.
- Ensures construction trades understand their scope and code requirements.
- Understands and ensures adherence to construction project plans, specifications, budget, and schedule.
- Creates phase and final project punch list. Ensures completion within the project schedule.
- Ensures projects adhere to pre-established construction schedule; maintains a 3 week look ahead schedule to identify and resolve conflicts as they arise to help ensure deadlines are met.
- Reviews, investigates, and provides updates on long lead time material orders ensuring uninterrupted workflow.
- Monitors construction progress to identify potential delays and implements strategies to mitigate risks to keep projects on track.
- Creates, issues, and sends out daily project report to the project thread.
- Serves as the primary onsite project point of contact; maintains positive relationships with project trades, project owners, designers, management, and other employees.
- Schedules and leads all inspections as necessary throughout projects.
- Creates RFI’s; submits to Project Management for responses.
- Reviews in the field with trades on all project concerns including but not limited to RFI’s, project schedule, phasing, and site logistics.
- Schedules and leads trade activities, coordinates and performs quality inspections, and measures quality assurance and quality control prior to phase completion.
- Conducts regular project inspections to ensure project design intent is met through following project specifications, accurate dimensions, and quality workmanship.
- Conducts regular project progress meetings, daily trade specific meetings
- Assess and partners with trade leaders to ensure job site safety; encourages safe work practices and rectifies job site hazards immediately.
- Ensures all project tasks and project trades adhere to Company Safety Policies
- Promotes maintenance of an organized jobsite. Ensures construction teams are utilizing proper assigned laydown area and follows all end-of-day clean up and shut down procedures.
- Coordinates and leads all onsite communication and report to management.
- Perform other related duties and projects as business needs require at direction of management.
- Maintain an organized system for tracking construction project progress and responsibilities. Includes holding respective parties responsible.
- Construction Administration: Review and track RFIs, Change orders, change directives, owner supplied items, shop drawing & submittal reviews.
- Act as owner’s representative as required per project, and report to the client on regular basis.
- Update and maintain project data and milestones on database and organization system.
- Review and track latest set of construction documents and distribution to all parties.
- Regular construction site visits as required per project.
- Monitor project performance, manpower, and productivity to ensure efficiency and cost control
- Analyze project data to identify improvements and cost-saving opportunities
- Oversee the full project lifecycle from initiation through closeout, ensuring delivery aligns with scope, schedule, budget, and specifications
- Manage day-to-day operations on active job sites and overall project execution
- Act as the primary liaison between clients, subcontractors, inspectors, and internal teams to ensure clear and consistent communication
- Review plans, specifications, and contracts to ensure compliance with design intent and regulatory requirements
- Conduct homeowner walk-throughs of pool equipment
- Schedule and supervise subcontractor repairs in homes after delivery to homeowner.
- Maintain excellent homeowner relations, provide homeowner knowledgeable, timely and professional service.
- Assists in or manages the selection of equipment, construction methods, and sequencing of operations.
- Assists with or conducts subcontractor meetings.
- Participates in business development and preconstruction activities as directed.
- Prepares and maintains a detailed schedule for specific areas of responsibility. Ensure scheduling, sequencing of activities and all changes are incorporated, developed, controlled, managed and communicated daily to the project team and actions are taken to ensure timely execution.
Education and Experience:
- Bachelor’s degree in Construction Management or related field (preferred)
- Construction Project Management certification (preferred but not required)
- Minimum 3 years of experience in residential construction or completion of an approved technical training program.
- Previous experience leading projects, required.
- Project Manager experience, preferred.
- Bilingual in English and Spanish, preferred.
- Minimum 3 years professional experience in the construction field.
- Ability to read and interpret blueprints, schematics, and construction documents
- Proficiency with basic Mac / Apple operating system, spreadsheet programs (Excel, Microsoft Word, Contractor Foreman) and similar programs. Ability to quickly learn new programs.
- Excellent organization, schedule and budget tracking skills and sensibility.
- Strong verbal and written communication with an eye for accuracy, consistency, and attention to detail.
- Ability to work both independently and collaboratively.
- Internal capability to manage timeline, schedule and execution of tasks
- Strong knowledge of project workflows, including submittals, RFIs, change orders, and closeout processes
- Solid understanding of project scheduling, budgeting, forecasting, and cost control
- Proven experience managing subcontractors, vendors, and field teams
- Strong risk assessment, problem-solving, and analytical skills, including value engineering capabilities
- Excellent organizational skills with high attention to detail
- Strong leadership presence with the ability to motivate and guide teams
- Excellent written and verbal communication skills
Pay: $100,000.00 per year
