Job description
The Make Ready Technician performs the necessary work to get units move-in ready. The make ready technician is responsible for providing exceptional service to all residents, prospective residents, and internal team members. This individual is responsible for getting vacant units move-in ready, as well as any general maintenance in common areas of the communities, and additional duties as assigned by Maintenance Supervisor and/or Property Manager.
Reports to: Property Manager, Maintenance Supervisor
Job Responsibilities:
- Performing general apartment maintenance tasks, including but not limited to painting, sheet-rock repair, general repairs, appliance installation, installation of window coverings, installation of light fixtures and/or ceiling fans, detailed cleaning, basic electrical work, and basic plumbing work.
- Inspecting vacant apartments prior to move-ins
- Maintaining curb appeal of the community
- Respecting the boundaries of confidentiality, fair housing laws and safety
- Completing make readies in a timely, cost effective, accurate manner
- Represent the company in a professional manner at all times
- Follow established key policy
Administrative:
- Submit all supply order requests to Maintenance Supervisor and/or Property Manager
- Submit approved timesheet to Property Manager
- Submit PTO/Vacation requests to Maintenance Supervisor and/or Property Manager
- Assist management team with other various tasks as required
- Consistently implement policies of the community
Resident Retention:
- Ensure all maintenance repairs are handled satisfactorily
- Maintain open communication with Property Manager, Maintenance Supervisor
- Contribute to cleanliness and curb appeal of the community on continuing basis
Safety Responsibilities:
- Learn and ensure compliance with all company, local, state and federal safety rules
- Ensures that unsafe conditions are corrected in a timely manner and/or are reported to the Property Manager or Property Supervisor when necessary.
- Comply with all OSHA regulations
- Demonstrate strong oral and written communication skills
- Must possess a positive attitude and the ability to smile under all circumstances
- Participate in training in order to comply with new and/or existing laws
- Neat, clean, professional at all items throughout the workday and/or whenever present at a communities or the leasing center
- Comply with expectations as demonstrated in the employee handbook
- Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem
- Must have a valid, government issued driver's license, as well as a reliable vehicle to commute to each of the communities on a daily basis
- Successfully pass drug test
