About Bella Title
Bella Title is a growing boutique title and escrow company focused on providing professional, efficient, and personalized title and closing services.
We are looking for an experienced Title Processor / Escrow Officer who can independently manage a transaction from the initial file opening all the way through closing.
This is not a position for someone who only handles one portion of the title process. We are looking for someone who understands the entire transaction and can take ownership of a file.
Position Overview
The ideal candidate will be able to take a file from opening to closing with minimal supervision, understand what needs to be done at each stage, identify and resolve title issues, communicate with lenders, attorneys, realtors, buyers, and sellers, and make sure the transaction is ready to close on time.
You should be comfortable managing multiple files simultaneously while maintaining accuracy, organization, and excellent customer service.
Key Responsibilities:
- Open and review new title orders and contracts.
- Prepare and issue title commitments accurately.
- Identify mortgages, judgments, liens, probate issues, foreclosures, taxes, assessments, easements, restrictions, unreleased liens, and other requirements.
- Determine what is needed to clear title and take responsibility for following up until issues are resolved.
- Communicate with attorneys, counties, municipalities, lenders, creditors, lienholders, and other parties to obtain required documentation.
- Order and obtain mortgage, tax, judgment, HOA, utility, and other applicable payoffs.
- Follow up on outstanding requirements and payoffs until they are received and cleared.
- Review documents for accuracy and completeness.
Escrow & Closing
- Manage the transaction from title commitment through closing.
- Coordinate with buyers, sellers, realtors, lenders, attorneys, and other parties.
- Review lender closing instructions and requirements.
- Prepare and/or review settlement statements and Closing Disclosures.
- Balance the CD with the lender and resolve discrepancies.
- Calculate and verify prorations, credits, fees, payoffs, commissions, and other closing figures.
- Coordinate wire instructions and escrow funds.
- Verify that all closing conditions have been satisfied before closing.
- Prepare closing packages and coordinate signing appointments.
- Conduct or assist with closings when needed.
- Ensure all closing documents are properly executed and notarized.
- Handle transaction-related communication before and through closing.
Support Team
You will be responsible for your files, but you will not be working alone.
Bella Title has a strong support structure, including:
- Attorney on staff: Our attorney reviews title searches and is available to assist with complicated title issues, legal questions, probate matters, liens, judgments, deeds, and other issues that may require legal expertise. The expectation is that you identify the issue and take ownership of moving it forward, while having an attorney available when additional legal guidance is needed.
- Post-Closing Specialist: Our post-closing team member handles the post-closing process, including recording, disbursement follow-up, final policies, and other post-closing responsibilities. This allows the Title Processor / Escrow Officer to stay focused on managing the transaction through closing.

- Has significant title and/or escrow experience and understands the entire closing process.
- Can independently manage a file from opening to closing.
- Knows how to read and understand a title commitment.
- Knows how to identify and clear title issues.
- Is experienced with obtaining and reviewing payoffs.
- Understands lender requirements and closing instructions.
- Has experience balancing a CD/settlement statement with a lender.
- Understands escrow accounting and closing funds.
- Can identify problems before they become closing-day problems.
- Is highly organized and able to manage multiple transactions and deadlines.
- Has excellent written and verbal communication skills.
- Is comfortable communicating directly with lenders, attorneys, realtors, buyers, sellers, and other professionals.
- Takes ownership of their files and follows through without constant supervision.
- Pays close attention to detail and understands that accuracy is critical in title and escrow.
- Is comfortable working in a fast-paced environment.
- Is a problem solver who does not simply identify an issue but takes action to get it resolved.

The Right Person for This Position
We are looking for someone who can look at a file and think:
"What is still missing? What could prevent this transaction from closing? Who do I need to contact? What needs to be ordered? What needs to be cleared? What does the lender need? What needs to be done next?"
You should be able to take ownership of the transaction and keep it moving without waiting for someone else to tell you every next step.
At the same time, you will have the support of an attorney and post-closing specialist, so you can focus on doing what you do best: managing the transaction and getting it successfully to the closing table.
Technology
Experience with title/escrow software is strongly preferred. Experience with Qualia is a plus.
