About the Role
Are you a skilled, independent, and proactive maintenance professional who takes pride in keeping a property running flawlessly? The Coral Company is seeking a hands-on Maintenance Director to take full ownership of building operations, mechanical repairs, and grounds maintenance for a residential property in Lakewood.
This is an autonomous, hands-on position where you will be the primary point of contact for property maintenance. You’ll troubleshoot day-to-day repairs, operate property machinery, coordinate with outside vendors, and ensure our residents enjoy a safe, pristine, and well-maintained community.

Key Responsibilities
- Hands-On Maintenance & Repairs: Diagnose, execute, and prioritize repairs in HVAC, electrical, plumbing, carpentry, drywall, appliances, and general building structures.
- Property & Equipment Operations: Safely operate grounds equipment and machinery—including tractors (for snow removal and moving trash bins), trash compactors, sump/fire pumps, and generators.
- Preventative Maintenance & Safety: Implement preventative maintenance programs; monitor life safety systems (fire panels, extinguishers, smoke detectors, backflows); and conduct weekly property inspections.
- Vendor & Budget Coordination: Work with the Property Manager to solicit competitive bids for major service contracts (HVAC, landscaping, fire safety) and oversee contractor work on-site.
- Resident & Customer Service: Provide prompt, professional, and friendly customer service to residents, vendors, and inspectors while resolving maintenance requests.
- Inventory & Grounds Upkeep: Track maintenance supplies, keep workshop areas organized, and ensure exterior grounds and common areas are clean and free of hazards.
Requirements
- Experience: 3–5 years of hands-on residential building maintenance, facilities upkeep, or trade experience required.
- Technical & Mechanical Skills: Strong working knowledge of HVAC, electrical, plumbing, and carpentry. Demonstrated capability to safely operate tractors, power tools, and heavy property equipment.
- Self-Management: Strong time-management and organization skills with the ability to work independently, prioritize tasks, and meet deadlines.
- Safety & Chemicals: Knowledge of workplace safety standards and the ability to safely handle solvents, cleaners, and maintenance chemicals.
- Emergency Availability: Must be available on-call for after-hours, weekend, and weather-related emergencies (e.g., snow removal).
- Licensing & Background: Valid Driver’s License and reliable transportation required; must pass a criminal background and credit check.
Education & Skills
- Formal training in building HVAC, plumbing and electrical a plus.
- Proficiency in Microsoft Office and property management software. Ability to adapt to new technology.
- Proficient verbal and written communication skills, including the ability to clearly and concisely present ideas and concepts.
Physical & Mental Requirements
- Bending, reaching, crawling, climbing, stooping, squatting, standing, vision, lifting, and walking.
- Lift, carry, and move objects, up to 50 pounds.
- Ability to safely drive and operate heavy machinery, tractor equipment, and power tools.
- Ability to safely handle, apply, and work around corrosive chemicals, solvents, and specialized cleaning agents.
- Learn new tasks, remember processes, maintain focus, complete tasks independently, make timely decisions in the context of a workflow, ability to communicate, and ability to complete tasks in situations that have a speed or productivity quota.
