Blaze Real Estate is seeking a reliable, skilled, and hands-on Apartment Maintenance Technician for an 86-unit apartment community in Amarillo, Texas.
This position is responsible for completing work orders, preparing vacant units, maintaining the property grounds and common areas, and helping ensure the community is safe, clean, and well-maintained. The ideal candidate has strong general maintenance experience, good judgment, and takes pride in fixing things the right way the first time.
Responsibilities
- Complete resident maintenance requests in a timely and professional manner.
- Perform general apartment repairs, including plumbing, electrical, HVAC troubleshooting, appliances, doors, locks, drywall, painting, flooring, fixtures, and general carpentry.
- Prepare vacant units for new residents, including repairs, touch-up work, cleaning coordination, and make-ready completion.
- Inspect and maintain property grounds, buildings, common areas, lighting, parking areas, breezeways, and exterior features.
- Respond to maintenance emergencies as needed.
- Maintain pool operations, chemical levels, safety standards, and required logs.
- Identify maintenance issues before they become larger problems.
- Communicate clearly with management, residents, vendors, and team members.
- Maintain inventory of tools, supplies, and maintenance materials.
- Follow company policies, safety procedures, Fair Housing rules, and applicable property standards.
- Assist with preventative maintenance programs.
- Keep work areas, shop areas, and storage spaces clean and organized.
Requirements
- Prior apartment maintenance, property maintenance, construction, or similar trade experience preferred.
- Pool certification required or ability to obtain certification quickly.
- Working knowledge of basic plumbing, electrical, appliance repair, HVAC troubleshooting, drywall, painting, and general repairs.
- Ability to diagnose problems and complete repairs efficiently.
- Must be dependable, punctual, and able to work independently.
- Must have a valid driver’s license and reliable transportation.
- Must have personal tools commonly needed for apartment maintenance.
- Ability to lift, carry, climb, bend, kneel, and work indoors and outdoors in Texas weather.
- Ability to be professional and respectful when working around residents and occupied units.
- Ability to participate in occasional after-hours emergency maintenance response if needed.
Preferred Qualifications
- Certified Pool Operator
- HVAC certification or hands-on HVAC maintenance experience.
- Experience working in multifamily housing or apartment communities.
- Make-ready and turn experience.
- Bilingual English/Spanish is a plus, but not required.
