Role Overview
We are looking for a reliable, skilled contractor/handyman to support ongoing maintenance, unit turns, and light renovation work across our residential portfolio. This is an independent contractor role with flexible scheduling and consistent work for the right person. You will work directly alongside our Construction Project Manager and property management team.
Key Responsibilities
- Perform routine maintenance and repair work across residential units and common areas
- Complete unit turns between tenants — patching, painting, fixture repair/replacement, cleaning coordination
- Handle plumbing repairs: faucets, toilets, shut-offs, drain clearing (no licensed plumbing required)
- Perform electrical work within handyman scope: switches, outlets, fixtures, GFCI (no licensed electrical required)
- Flooring installation and repair: LVP, carpet, tile
- Drywall patching, texture matching, and finish painting
- Door, lock, and hardware installation and repair
- Exterior maintenance: pressure washing, gutter clearing, landscaping support
- Document completed work with photos and communicate job status to the PM team
- Respond to urgent maintenance requests as needed
Qualifications
- 2+ years of hands-on experience in residential maintenance, renovation, or construction
- Proficiency across multiple trades: carpentry, plumbing, electrical, painting, flooring
- Own tools required — vehicle to transport tools and materials preferred
- Ability to work independently, manage time effectively, and prioritize tasks without constant supervision
- Strong communication and follow-through — we need people who do what they say
- Attention to detail and pride in quality work
- Physical ability to perform the job: lifting up to 50 lbs, working in confined spaces, climbing ladders
- Smartphone capable of receiving messages, photos, and work orders
Nice to Have
- Experience working with a property management company or real estate investor
- HVAC, electrical, or plumbing license (additional scope available)
- AppFolio or similar property management software familiarity
- Bilingual (English/Spanish)
Compensation & Details
- Rate: $25.00 per hour
- Classification: Independent Contractor (1099)
- Hours: Flexible — part-time to full-time based on workload and mutual fit
- Location: New River Valley, VA (Blacksburg, Radford, Christiansburg, and surrounding areas)
- Payment: Weekly or bi-weekly, based on hours logged and work verified
