Maintenance Technician
REPORTS TO
Community Manager
FUNDAMENTAL OBJECTIVE
Increase and maintain resident satisfaction and community cash flow.
POSITION SUMMARY
Accountable for all maintenance and repairs of apartments; in addition to daily maintenance, prepare vacant apartments in readiness for new residents. Repairs and conducts preventive maintenance on buildings and equipment and maintain economical usage of equipment. Provides a comfortable environment for residents and assists in improvements and construction.
RESPONSIBILITIES
- Responsible for the completion of all service requests and make readies to Wynnefield Properties standard, including: basic electrical, plumbing and if applicable HVAC. Maintains electrical equipment to ensure safety and equipment upkeep.
- Along with manager, interacts with residents concerning maintenance problems and helps to resolve situations.
- Coordinates, in conjunction with the Community Manager and/or Regional Supervisor with outside contractors and vendors for repairs or maintenance work not handled by internal maintenance.
- Responds to or arranges for emergency maintenance calls after hours on an on-call basis.
- Assists the manager in controlling expenses by monitoring the pricing and performance of all vendors and suppliers.
- Reports supply shortage to the Manager and/or Regional Manager, with the Regional and/or Manager’s approval, purchase maintenance supplies.
- Accepts a share of the overall responsibility of keeping the community common area clean and in excellent repair/safety.
- Keep parking areas free from oil and grease, clean and sweep parking areas, sidewalks, breezeways, pool area and other common areas as required.
- Regularly pick up litter from community grounds, empty trash containers from office, laundry room, pool area and common areas.
- Responsible in maintaining all vacant units in keeping utilities cost low, cleanness of market ready.
- Completes daily or monthly reports and submit them to the manager (i.e., turn sheets for make readies, lighting log and etc.).
- Responsible for community preventive maintenance program.
- Responsible for maintaining good relations with customers/residents by offering excellent customer service. Assist with resident retention program.
- Responsible for property achievement of budgeted Net Operating Income (NOI).
- Responsible for participation in training that may be necessary.
- Additional responsibilities as Community Manager deems appropriate
Hours per week:
Job Type: Part-time
Pay: $13.00 - $18.00 per hour
Education:
- High school or equivalent (Preferred)
Experience:
- maintenance: 1 year (Required)
License/Certification:
- Driver's License (Required)
