Job Description
This is an apartment maintenance position. The location may change depending on the company needs. All locations are in Sacramento.
· Tenant Relations
Handle all Service Visit Requests (SVR’s) with quality customer service, troubleshoot problems and make repairs, finish job correctly and cost effectively.
· Facilities Management
Ensure property is kept up to QPM, LLC standards. Make sure any improvement, repair, or other issue is addressed in a timely manner and documented accurately.
Daily/Monthly Responsibilities
· Ensure that all property buildings and their fixtures are in presentable condition and if not, report any problem or issue to the property manager to be addressed as soon as physically and fiscally possible.
· Ensure the property is clear of all debris on a daily basis.
· Ensure that all work performed in a tenant’s unit is completed professionally and according to procedure. Always leave every unit as clean, if not cleaner than when starting the assigned work.
· Confirm tenant’s permission to enter with the Property Manager before work is done.
· Use a “Maintenance Was Here” tag when entering a tenant’s unit.
· Responsible for the organization and cleanliness of property maintenance and storage rooms
· Responsible for ordering of necessary supplies, keeping a minimum but sufficient quantity of supplies on hand to operate the property and units with a minimum of down time.
· Coordinate on a daily basis with the Property Manager all service visit requests (SVR’s) ensuring that they are prioritized to best suit the tenant’s need.
· Responsible for weekly, at minimum, inspections of all property lighting for security purposes.
· Responsible for working with the Property Manager on routine inspections and services, to include but not limited to, smoke alarms, fire extinguishers, water heaters, a/c filters, etc.
· Maintain an accurate daily Timecard according to the QPM Timecard Policy.
Candidates must have their own tools.

Pay: $18.00 - $35.00 per hour
